JOB SUMMARY

We are looking for a hungry, sales heavy, go-getter with strong communication, follow-up, and organizational skills to join our team as an Acquisitions Specialist This is a Full-Time, long-term opportunity with a ton of freedom to really build this as big as you’re driven to.

As an Acquisitions Specialist you will be responsible for researching, sourcing, and evaluating potential real estate investment properties. You will work closely with the Acquisitions team to help identify and secure profitable investment opportunities that align with our company's strategic goals. This is a dynamic role that requires excellent analytical, negotiation, and interpersonal skills.

WHAT YOUR SUCCESS LOOKS LIKE

- After 30 days – you’re learning the ins and outs of our business, understanding how to acquire property, absorbing our training, and getting to know the team!

- After 60 days – you’re engaging with the role: dabbling in cold calling, shadowing sales processes and listening calls of other teammates, you’re aiming for your first close!

- After 90 days – you’ve closed your first deal, commissions are rolling in, and you are a full-fledged member of the acquisitions team!

ESSENTIAL DUTIES AND RESPONSIBILITIES

- Property Research: Identify potential investment properties through various sources, including various lead generation sources across multiple channels.

- Cold Calling: Be able to converse on the phones with prospective sellers 2-3 hrs per day

- Financial Analysis: Conduct in-depth financial analysis of prospective properties, including evaluating potential return on investment, cash flow analysis, and risk assessment.

- Market Analysis: Stay informed about local real estate market trends, comparable property sales, and economic factors that may affect property values.

- Negotiation: Engage in negotiations with sellers, agents, and other stakeholders to secure favorable purchase terms and conditions.

- Documentation: Prepare and review legal documents, contracts, and agreements to complete property acquisitions.

- Relationship Building: Cultivate and maintain relationships with property owners, real estate agents, and other industry professionals to expand the network and source new opportunities.

- Reporting: Maintain detailed records of property acquisitions, financial analysis, and market research to provide regular updates to the acquisition team.

QUALIFICATIONS

- High school diploma required, Bachelor’s preferred

- Phone sales / cold calling experience is preferred

- 2+ years of Sales experience

- Salesforce or comparable CRM experience

- Self-motivated, goal-oriented, and able to work independently and within a team

- Strong organizational skills and attention to detail
