Maintenance Technician

General Position Description:

Serves as a maintenance technician for community housing property, performing skilled and unskilled maintenance and repair work for building systems and grounds to improve the overall appearance of the sites and to maintain or return the property to a safe, decent and sanitary position. As part of the site team, it is responsible for ensuring a high standard of cleanliness, customer service, and a hazard-free environment.

Education: High school diploma or equivalent required.

Experience: Two or more years of property maintenance are required. Knowledge of maintenance tools is required. Knowledge of essential property maintenance, including but not limited to, painting, minor plumbing, minor electrical, minor drywall, construction techniques, grounds maintenance, and landscaping, etc.

Essential Job Duties:

Perform the work required to respond timely to resident work orders. Emergency work orders are completed in less than four hours. Resident work orders are completed within forty-eight hours unless parts are needed. Preventative maintenance and Property Manager requested work orders are completed within one week. Progress and completion reports are to be provided daily.

Work with the site manager to produce a preventative maintenance schedule and log identifying ongoing preventative maintenance needs for the site.

Performs repairs on the property, including painting, basic carpentry, or wall repair. Plumbing, and electrical.

Perform the work necessary for preventive maintenance on structures, grounds, and building systems and document ongoing progress on logs to be provided to the Property Manager monthly.

Collaborates with the Property Manager to obtain bids for contracted maintenance labor and capital projects. Coordinates with the Property Manager all schedules for contractors to complete work and ensure that maintenance contracts meet or exceed the best possible quality and expense standards.

Inspects properties on a predetermined schedule and upon request from the supervisor and within twenty-four hours of a move-out occurring.

Prepares vacant units for lease-up within the directed time frame, including painting, cleaning, and performing repairs within property operating practices and financial considerations.

Maintains grounds and common areas daily and/or more frequently, including laundry room, community room, lawns and flowerbeds, shrubbery parking areas, and trash pickup.

Removal of snow in common areas and/or as directed by supervisor.
