Back story:

This is a Rental and Fix-N-Flip Investment Company owned by two brothers based in Denver but have been working statewide for the last 15 years, especially in mountain and rural markets in both residential and commercial projects. We started with just the two of us (one broker and one former builder) and we now have a 6-person team; 2 active principals, a property manager / analyst, a remote team member (VA) supporting the property manager, and two general contractors running jobs and crews throughout the state. We are up to $40M+ in self-owned assets, have over half a billion in transactional experience and plan to grow during this recession. We take on unusual and interesting projects and are always learning, which keeps it fun and interesting. After filling this position, we feel that a strong 7 to max 10 person team is about where we want to be in our future. We like our small goofy team and aren’t corporate’y at all.

Job Description:

This role will work directly with two owners, the current property manager, VA and two field contractors as they carry out the day-to-day management of their rental property & fix & flip businesses across the state. Your job simply will be to organize our systems and help all your fellow colleagues be as productive as possible. The more you can take off our desks, the more projects we can take on, the more room for growth / profits there can be for you! You'll bring adaptability, resourcefulness, and a 'can-do' attitude to contribute to smooth operations, wearing multiple hats to ensure the successful completion of tasks and overall business success.

Your responsibilities will include, but are not limited to:

Implementing Flow Charts and Organizational Systems:

Create and implement flow charts and organizational systems (SOP’s) to streamline office operations, enhance efficiency, and improve processes.

Email Management:

Take ownership of all email correspondence for company principals, ensuring comprehensive management, prioritization, and timely handling of all messages.

Monitor and manage email communications for owners.

Sort and distribute incoming mail, packages, and faxes.

Transaction Management (Preferred):

If you have experience as a transaction manager, your knowledge and expertise in handling real estate transactions will be highly valued and considered a major plus.

Create systems/file management for property investment deals.

If you have real estate experience and the ability to take on deals and projects, we’ll hand you as much responsibility as you’re capable and comfortable handling

Processing Invoices and Vendor Information:

Work directly with our Virtual Assistant and review invoices from vendors.

Accurately process payments and maintain records of transactions.

Add vendor billing information to the financial records.

Coordinate with utility companies to set up, transfer, or disconnect services for properties. Monitor utility usage and address any discrepancies.

Office/Admin:

Office supplies, errands, banking, personal tasks

Provide support for personal appointments and commitments.

Arrange travel plans flights, accommodations, itineraries and transportation.

Become a Colorado State Notary and Notarize as needed for owners.

Research and Special Projects:

Conduct research on various topics and compile information for business and personal use.

Assist with special projects as assigned by company principals.

Qualifications:

Previous experience in an office/administrative role, with real estate experience is a must.

Excellent organizational and time management skills, with the ability to handle multiple tasks and prioritize effectively.

Strong communication skills, both written and verbal.

Proficiency in Microsoft Office Suite (Word, Excel, Outlook).

Proficiency in Google Drive.

Willingness to be a team player and assist with various tasks.

Discretion and professionalism when handling confidential information.

Experience as a transaction manager and knowledge of real estate investment opportunities are major pluses.

Thick skin and willingness to be tough on crews and vendors when appropriate.

Competitive salary and benefits package: Annual salary range $55,000 - $68,500 base + bonuses or $18-$30 based on experience. (willing to negotiate this for the right person)
