MDLDC is hiring a full-time employee to join the maintenance crew on South Broadway's Special District. as a Full-Time field leader. This individual will directly report to the Operations Director while managing a crew of four or more individuals. In addition to the core tasks, this individual will provide training, leadership, and irrigation expertise.

Description of Services:

MDLDC is serving the needs of district property owners with daily and continuous care of designated pedestrian district areas; including its sidewalks, curb, gutter, furniture, fixtures, irrigation systems, trees, plants, lawn areas, and other groundkeeping requirements that are part and parcel to the general appearance of the district.

Hours of Operation - 7 Days a week. 6 a.m. to 2:30 p.m.

Shift:

Approximately 40 hours per week.

Leadership and computer skills are a plus!

Potential hire must be able to perform daily work schedule:

- Routine assignments.

- Initial morning deep cleaning of the district (AM).

- Blow off and sweep all sidewalks, curbs, and gutter on the district (main and side streets).

- Empty all trash receptacles and wipe tops clean (new bags when needed).

- Collect blowing and fugitive trash within the district for disposal.

- Light cleaning of all street furniture and fixtures (trash receptors, benches, planters, etc.)

- Remove unwanted items from district confines (posters, bills, labels, tags, stickers, etc.)

Afternoon work schedule of the district (PM)

Remove all graffiti tags on district property.

Conduct minor district repairs and scheduled projects.

Consolidation of midnight dumps for city pickup or disposal

Cleaning of trash in tree grates and other hard-to-get areas

Provide furniture and fixture painting, to keep in attractive condition (as necessary)

Provide power washing of furniture and fixtures (as necessary)

Minor emergency projects and repairs, including quick reset of bollards. (as needed)

The final drive-through and policing of the district (end of the day)

Clean and empty utility carts in preparation for the next day.

Provide graffiti removal from private property (community service requests only)

Seasonal Work Schedule: In addition to the daily work schedule

Winter Months (November – April)

Snow removal and sand/salt when needed at all crosswalks (13 intersections)

Snow removal from District furniture and fixtures daily and clear access points

Winter watering schedule for trees and planters every two weeks to support survival

Minor tree and plant pruning (use of trimming pole only) – No tree climbing.

Daily Autumn tree leaf collection and removal (three-week period, usually October)

Oversee major pruning and major system repairs by others (as needed)

Summer Months (May – October)

Tree care (light pruning and fertilization monthly), (pest control by others)

Weekly lawn care (mowing, trimming, weed control), (aeration by others)

Daily sprinkler monitoring and adjustments

As-needed sprinkler repairs (only minor repairs and adjustments)

Daily planter care (watering, fertilization, and pruning when needed)

Weekly weed control on sidewalks

Deal with trip hazards, grinding, and patching as needed (Extra Work Billing)

Potential hire must be able to work with equipment Utilized for the District:

Electric carts for each worker (utility vehicles/carts) (Driver’s License is required)

Pickup Trucks and Trailers (deliveries and pickups of district supply)

Industrial vacuum cleaners

Backpack blowers

Lawn equipment (mowers & trimmers, etc.)

Snow throwers and plow

Power and hand tools for district jobs

Water tanks for planter watering (3x 100 gal.)

Paint guns for painting

Ladders

Power washer

Portable generators

Work barricades, cones, and signs

Fully equipped service and repair shop (also district supply storage)

Service Personnel:

The crew is uniformed dressed, safety vested with ID photo badge

Employees must be clean-cut and/or neatly shaven.

Radio connected and dispatched for quick response

OHSA compliant workforce

Trained, courteous, and hard-working personnel

Attending supervisor with a cell phone, available during work hours

Workmen’s comp and general liability insurance coverage

The crew must have independent transportation to and from work and must be able to be on time. Must have a valid driver’s license and be capable of showing proof of an SSN.
