We are looking to hire a Property Manager to join our team. This position is be based in Colorado Springs, CO and is a work from home and in the field position. You MUST BE LOCATED in COLORADO SPRINGS to apply.

A secured home office is required with computer, cell phone, printer and scanner capabilities. The Property Manager will be responsible for all leasing and maintenance duties for our 50 plus portfolio properties.

Flexible hours are needed throughout the week depending on vacancies and maintenance items. Some weekend and evening hours will be needed depending on vacant properties as well as being on call when we have empty properties to fill or maintenance emergencies.

The Property manager will require flexibility, attention to detail, excellent problem solving and troubleshooting abilities and amazing communication skills, both written and verbal. Must be multi-task oriented, cooperative, and able to take direction. Ideal candidate is a self-starter with the ability to carry out a task from start to finish without direct supervision and be a positive team player with the ability to work well with residents, supervisors, employees and vendors. Job Description - Property Manager

Take calls from tenants, fill vacant properties, handle tenant move in and move outs.

Review contracts with tenants.

Log rent checks and prepare deposits.

Organize property keys and manage system for when new tenants move in and out.

Process tenant and tenant buyer applications.

Collect rental payments, identify late payments, contact tenants regarding late payments, data enter tenant communication in Buildium and handle collections.

Handle evictions, post demands, work with the attorney to complete the process.

Plan, schedule, and coordinate general maintenance of properties, work with subcontractors to coordinate repairs. Hire and manage subcontractors.

Routinely inspect properties to ensure they are safe and to determine if repairs or maintenance are needed, especially when a tenant moves out.

Provide weekly reports to management on vacancies and maintenance repairs.

Marketing

Create the copy and content for the Company’s weekly marketing of properties

Put up signs for vacant properties. This includes signs in front of the house and directional signs.

Market properties for rent. Take pictures as needed.

Manage corporate web site as well as marketing websites and ensure all properties are listed correctly and are updated.

Manage marketing lists

Office Management

Pick up mail at the Post Office

Reconcile monthly statements and prepare reports for bookkeeper

Set up property insurance on all new properties

Other tasks as assigned

Skills

The position requires excellent skills in self motivation, excellent problem solving abilities, the management and motivation of people and the ability to communicate effectively with team members, tenants, prospects, and contractors. In addition, the position requires, but is not limited to, the following:

Self motivated.

Problem solver and troubleshooting a must.

Must be highly organized with strong attention to detail, the ability to work in a fast-paced environment and manage multiple projects simultaneously.

Strong working knowledge of computers and office software: Google products, Google Docs, Google Sheets, how to share Google files, etc. Buildium or other property management software such as Yardi or Appfolio.

Must be tech savvy using the Internet for research, familiar with smartphones and texting, and must enjoy phone work.

Excellent team management skills, ability to be a problem solver, and strong negotiating and sales skills.

Excellent communication skills, including speaking, writing, and computer skills.

Ability to be flexible and take initiative when needed.

Ability to handle tight deadlines.

Strong customer service orientation and professional image when meeting tenants.

Ability to close a sale.

Ability and access to drive a car and access to a laptop or desktop computer.

Experience and Licenses

Minimum of 2 years of Property Management experience required.

A valid driver’s license, a reliable car and current automobile insurance is required.

Education

Experience and education may be substituted for one another.
