We are a locally owned 200-unit apartment complex located in Gunbarrel, CO, where we take pride in providing a safe, comfortable, and beautifully maintained environment for our residents. We are seeking a dedicated and skilled Maintenance Technician to join our team and help us maintain the highest standards of property upkeep and resident satisfaction.

Job Description:

As a Maintenance Technician you will play a vital role in ensuring our property remains in excellent condition. A significant focus of this role is on unit turns and make-readies, ensuring new residents have a perfect start in their new homes. You will perform a variety of maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general repairs, with a meticulous attention to detail. Additionally, you will be part of an on-call after-hours emergency rotation to ensure timely responses to urgent maintenance issues.

Key Responsibilities:

Execute unit turns and make-readies with efficiency and precision, ensuring all aspects of the unit meet our high standards before new residents move in.

Respond promptly to maintenance requests from residents and management.

Perform routine preventive maintenance to ensure the longevity of appliances, fixtures, and property systems.

Troubleshoot and repair HVAC, plumbing, electrical, and other building systems.

Conduct regular inspections of the property to identify and resolve maintenance issues.

Maintain the cleanliness and safety of common areas, including hallways, grounds, and amenities.

Maintain and service the community pool, ensuring safety and cleanliness standards are met.

Assist in preparing units for new residents, including painting, cleaning, and minor repairs.

Utilize and manage computerized maintenance management software for tracking work orders, inventory, and maintenance schedules.

Keep accurate records of maintenance activities and report any major concerns to management.

Ensure compliance with all safety and regulatory requirements.

Participate in an on-call after-hours emergency rotation to handle urgent maintenance issues promptly.

Qualifications:

High school diploma or equivalent; technical certification or vocational training preferred.

Proven experience as a maintenance technician or in a similar role.

Strong knowledge of HVAC, plumbing, electrical, and carpentry systems.

Demonstrated ability to execute unit turns and make-readies with attention to detail.

Ability to troubleshoot and repair mechanical issues.

Certified Pool Operator (CPO) certification required.

Excellent problem-solving skills and attention to detail.

Ability to work independently and as part of a team.

Strong communication and customer service skills.

Physical stamina and the ability to lift heavy objects, climb ladders, and perform manual labor.

Valid driver's license and reliable transportation.
