Description of JobGENERAL SUMMARY:The work unit exists to meet the maintenance needs of the institution and enhance the facilities for a safe, clean, pleasant and functional physical environment for students, faculty, staff and the public. Every FRCC faculty and staff member is expected to participate in the assessment process of the college, utilizing the results of assessment for continuous institutional improvement.DUTIES: Plumbing MaintenanceEnsures adequate sanitary facilities are available by performing plumbing repairs and maintenance to toilets, urinals, sinks, automatic and manual flush valves, showers, drains, sinks, and other plumbing related items. Modifies, constructs, demolishes, disables, existing or future plumbing for remodels and construction projects and participates in the planning and installation of parts by bending, cutting, threading, joining, soldering, welding, assembling, gluing, and installing components and pipe works either above or below ground.HVAC MaintenanceAssures facility HVAC systems are functioning properly by performing inspections, service an maintenance. Systems maintenance tasks and procedure includes: coil cleaning, lubrication, changing; filters, belts, valves, vav boxes, thermostats, heaters, cabinet unit heaters, air conditioners, cooling tower, ventilation systems, relays, contractors; boiler blow down and service, etc. Is available for emergency repairs.Preventive MaintenanceUses and operates HVAC computer controls to program, repair, and troubleshoot the control systems, wiring and components., repair and trouble shoot issues. Monitors and prepares monthly reports for analysis of energy management and for equipment malfunctions. Assure closed loop systems have proper chemical levels and are ready to go for appropriate seasons though calculations and adjustments of equipment. Maintains backup systems are maintained, repaired and ready to be used when needed. Controls inventory for needed system supplies. Analyzes system operations and calculates to determine what repairs or re-adjustments may be needed to provide maximum system output at the highest efficiency. Applies current class B or higher certificate knowledge and experience of heating and cooling and CFC handling to equipment. Is available for emergency repairs.Other/Emergency Calls/Inclement WeatherAssist with snow removal including equipment operation.
