Property Management works closely with our residents, our community partners, and their fellow colleagues, including close collaboration with our Resident Services team.Job Responsibilities:Under the supervision of the Community Manager, the Maintenance Technician is responsible for the overall maintenance of the property.Assists Community Manager with move-ins, move-outs, and annual inspectionsPrepares vacant units for re-occupancy within three to six days after a resident vacatesAssists Community Manager with the purchase of supplies and equipmentMaintains inventory control of all maintenance tools, equipment, and suppliesAssists in custodial work (cleans common areas, laundry rooms, restrooms, recreation centers, offices, hallways, sweeps, vacuums, mops, cleans windows and trash)Performs typical maintenance duties such as, but not limited to:Electrical repairs to appliances, fixtures, switches, and circuitsPlumbing repairs to water and sewage systems (replacement of water heater, plumbing fixtures, fittings and clearing of stoppages)Replacement of flooring, glass, tile, screens, and drapesCarpentry repairs to structural framing and finish workPainting (both interior and exterior)Assures all required work orders are accurately completed and stored in apartment unit files with periodic and routine grounds activityEnsures landscape and irrigation systems are maintained according to standards and contract specificationsOversees the storage area and entrances are clean, orderly, and lockedEnsures adequate lighting is maintained throughout propertySchedules work order requests according to maintenance prioritiesAssists Community Manager with coordination of the bidding process, schedules and monitors work performed by contractorsCompletes required preventive maintenance for property as scheduled by the Community ManagerParticipates in a standby emergency schedule for evening, weekends, and holiday coverageComplies with company safety policies, procedures, and with Fair Housing requirementsCompletes daily work logsCoaches and provides oversight to the Maintenance Groundskeeper positionPerforms on-call duties and after hours based on rotation schedule at propertyPerforms other duties as requiredSkills/Requirements:To perform this job successfully, an individual must be able to perform each essential function satisfactorily.
