Entry Level Property Manager (On-Site Maintenance)

Summary of Responsibilities

The Resident Maintenance Manager is responsible for addressing an array of apartment and property maintenance duties as specified by the property owner and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.

This entry level position is ideal for individuals who work from home with the flexibility to step away a few hours per day to handle daily duties. We have electrical, plumbing and carpentry vendors that handle the heavy lifting repair items that you would supervise and learn from.

Smaller maintenance/repairs, like clogged toilets or sinks would be handled by the Resident Maintenance Manager.

Required expectations

Ability to read, write and speak fluent English

Address work orders for general maintenance tasks requested or assigned.

Complete turnover of units including painting. (Usually 7-10 days)

Supervise installation of major Appliances (Oven and Refrigerator)

Install over the oven microwave

Coordinate the scheduling of work with tenants and or vendors directly and maintain a working calendar of appointments made

Walking of property grounds, building and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.

Promptly communicate with Property Manager all maintenance issues at the property.

Respond to and help facilitate emergency repair issues at any time, day or night.

Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.

Excellent customer service and interpersonal skills with the ability to relate to others

Must maintain a valid driver’s license, clean driving record and current auto insurance is required

Really excited if you are…

Bi-lingual Spanish, reading, writing and speaking fluently

Repair experience: electrical, plumbing, flooring, carpentry, HVAC,

General carpentry skills such as drywall repair, countertop/cabinet replacement, tile or granite installation.

A typical day….

Drop pool sweep at night and remove next morning (daily during Summer/Fall and twice a week Winter/Spring)

Clean Laundry Room (2x per day)

Clean patio/leaf blow (every other day or as needed)

Clean up inside pool area (2-3 times a week or as needed)

Pull weeds/landscaping (as needed)

Clean office and empty trash cans (as needed)

Respond to tenant needs/repairs (Plumbing, electrical, door repairs etc)

Make ready vacant apartments (clean, repair, paint)

Enforce all building rules (i.e. noise, littering, unattended children)

Empty trash cans (weekly or as needed)

Clean parking lot (once a week)

Perform Smoke/Carbon testing in tenant units (monthly)

Frequent trips to Ace Hardware (1mile) and Home Depot (2.5 miles)

Environment

35 Unit apartment building located in Tracy, CA. Built in 1963 so the building is aged. Since acquisition in 2015, much of the deferred maintenance has been and continues to be actively addressed. New double pane windows, new washers/dryers, new 100 gallon water heaters, new parking lot, new paint, many units have upgraded plumbing, appliances, wall heaters and wall AC units.

Exposure to hot, cold, wet, humid, or windy conditions

Potential exposure to communicable diseases through frequent contact with public.

Potential exposure to chemicals, heights, mechanical parts or machines, and fire.

Physical Requirements

Ability to lift, push and pull up to 100 pounds.

Ability to walk around the property several times daily.

Ability to walk on uneven surfaces.

Ability to climb several flights of stairs several times daily.

Must be able to sit, stand, reach, bend and stoop for extended periods of time.

Ability to use standard maintenance equipment/tools.

Ability to work under minimal to moderate supervision.

Compensation:

 $16.00 per hour

 2 Bedroom / 1 Bath apartment including utilities (Water, gas, electric, garbage)

 Free wash and dry

 2 weeks PTO (paid time off)

 $75.00 p/month gas allowance
