Position Summary

Under the general direction of the Property Manager, the Housing Assistant - Maintenance assists the Property Manager in the coordination and completion of facility repairs and maintenance using a trauma informed approach. Housing Assistant - Maintenance is responsible for the coordination, performance, and completion of facility and appliance repairs, remodels, and maintenance; Performing regular building inspections to identify maintenance needs; communicating with Property Manager on related issues, interacting with residents in a positive and respectful manner, and upholding and promoting the agency’s philosophy in all duties performed.

Hours/ Salary

Full-time, non-exempt position. 40 Hours per week. Anticipated hiring range is $23.00-$25.00. (Full Salary Schedule $22.00-$26.00 per hour).

Responsibilities and Duties:

1. Coordinate the repairs and maintenance of Transitions Mental Health Associations residential and administrative facilities. Assess repair needs, perform repairs, and obtain bids for larger work projects; coordinate work and supervision of job completion. Manage appliance warranty work and dates. Perform regular maintenance inspections of all properties. Report progress in these areas, and any resident complaints or concerns to Property Manager.

2. Prepare rooms for move-in and move-out. Preparation may include cleaning, repairs, painting, purchasing household supplies or furniture, and any other items necessary to prepare residences for occupancy.

3. Work with Property Managers to assess and replace worn furniture as needed, transport discarded items to dump, manage donated furniture items and housewares.

4. Assess properties for routine maintenance and repair needs. With prior approval from the Property Manager, coordinate the repair and maintenance of administrative and residential facilities

5. Supervise the cleanliness and upkeep of the residences; this duty may include general household chores, yard work, completion and/or reporting of needed repairs, acquisition and disposal of furniture, and teaching and assisting clients in maintaining a clean and sanitary living environment

6. Coordinate the completion of monthly safety checklists for Residential properties.

7. Promote, encourage and maintain trauma-informed practices in all services and activities. Practice and promote, both individually and in team meetings, TMHA’s Collaborative Communication Guidelines in order to facilitate clear, empathetic and person-centered communication.

8. Ensure a clean, safe, and healthy environment in which residents may develop social, vocational, independent living, and effective life management skills

9. Assume other duties and responsibilities required of housing staff and as assigned by the Property Manager.

Minimum Requirements

Minimum of two years’ experience working in residential property management OR construction or contracting experience in a housing environment. Strong interpersonal skills, collaborative work style and strong oral, written, and communication skills. Well defined organizational and time management skills. Ability to work independently and flexibly. Ability to handle intense situations, display good judgment and decision-making skills, and remain calm and clearheaded under pressure. Able to work effectively with a variety of people and personality types regardless of age, ethnicity, race, religion, sexual orientation, gender identity/expression or socio-economic level. Ability to possess and maintain good physical and mental health. Ability to work well within a team and maintain a professional, respectful attitude in the workplace. Ability to be willing to work with supervisor oversight and direction. Attendance is an essential function of this job that requires face-to-face interaction with clients and/or other employees. Conditions of employment include: Must be at least 18 years of age; possess a valid CA Driver’s License, at least 2 years driving experience and DMV driving record that meets TMHA’s current vehicle insurance requirements. May be required to utilize reliable personal vehicle and auto insurance. Must comply with a TB assessment (possibly a TB test if needed to confirm a negative tuberculosis result) and receipt of a criminal record clearance through fingerprinting. Must be able to successfully complete First Aid and CPR training.
