POSITION: On-site Resident Manager for 19-unit Senior Apartment complex in Atascadero.
SUMMARY
The On-site Resident Manager must relate well to people, must exercise good judgment and
discretion in dealing with residents, visitors, and vendors. The position will require the Resident Manager to live on-site and will be responsible for performing all of the duties and responsibilities of a Night Manager which includes responding to all after-hours emergencies or building problems that arise.
ESSENTIAL DUTIES AND RESPONSIBLITIES:
1. Supervises all vendors, contractors, and providers of service to the property.
2. Post flyers, memos or notifications to bulletin boards within 24 hours of them being available
in the office mailbox or emailed to them. Some may require door-to-door posting.
3. Be available at your apartment/office for residents during commonly accessible hours.
Schedule to be determined by Resident Manager and Academe Property Management.
4. Supervises routine maintenance and janitorial work. Completes regular follow up inspections
on maintenance and janitorial work, if necessary.
5. Ensures preparation of preventative maintenance checklists by day, week, month or year for
maintenance personnel to perform, ensures the completion of task on the checklists, and
ensures that all work is completed in a timely manner.
6. Notifies Academe Real Estate and Property Management on recommendations for physical
repairs and/or replacements, improvements, supplies, materials and equipment.
7. Promotes harmonious relations among residents, staff, vendors, and persons of the larger
community.
8. Maintains congenial relationships with all residents, is understanding of and sensitive to
cultural background, economic status, those with special needs, and adheres to Fair Housing,
Equal Employment and Equal Housing Opportunity requirements.
9. Responds to all resident requests or complaints in a timely, efficient and courteous manner.
Receives work order repair requests and schedules minor repairs.
10. Completes and submits to Academe Property Management within 24 hours, any incident that
occurs on the property out of the ordinary or which could become an insurance claim or
lawsuit.
11. Exercises common sense, good judgement, consistency and self-control in day-to-day contact
with residents and in other business-related matters.
12. Ensures that any emergency that may arise on site is responded to promptly. Completes
incident and forwards to Academe Property Management within 24 hours.
13. Performs other activities or task not outlines above as assigned by Academe Property
Management to ensure the viable operation of the property.
QUALIFICATIONS:
-Must be 55 or older.
-High school graduate or GED; one year experience in housing management or one year managing
people, projects, materials and information; or equivalent combination of education and experience.
-Pass background check
-Ability to read and interpret documents such as safety rules, operating maintenance instructions, and
procedure manuals and to write reports and correspondence.
-Must have a computer with email and internet access (manager responsibility to upkeep computer and internet).
-Must have a printer, printer ink and printer paper (manager responsibility to upkeep printer).
-Must have a cell phone and data.
-Ability to speak effectively before groups of residents or staff.
-Ability to effectively present information in one-on-one and small group situations to customers, clients, and other staff of the organization.
-Ability to solve maintenance and people problems logically and creatively with minimal supervision or
direction.
-Ability to interpret a variety of instructions furnished in written, oral or schedule form.
-Positive attitude, good sense of humor, energetic, assertive, and capable role model for subordinates.
-Demonstrate integrity on a professional level.
-Excellent communication and customer service skills.
-Strong attention to detail.
-No smoking of any kind!
-No pets.
COMPENSATION:
Compensation will be reduced rent. Rent for the one bedroom, one bath apartment is normally $1250
per month. Resident Manager will pay $500 per month rent and will be responsible for utilities. Total
compensation will be a reduction of $750 rent.
