The Dorm Housing Sales Manager will be responsible for overseeing the marketing, leasing, and sales strategies for student, Intern, and J-1 housing facilities, particularly dormitories, to maximize occupancy and revenue. We are also looking to expand this position to our Hotel Portfolio as this person progresses. This role involves collaborating with university representatives, students, and parents to offer customized housing solutions. The Sales Manager will also work closely with the operations and marketing teams to ensure a positive and efficient leasing experience.
Key Responsibilities:
Develop and implement strategies to increase occupancy rates and maximize rental revenue in dormitory housing.
Manage day-to-day sales activities, including lead generation, follow-ups, and converting inquiries into leases.
Build and maintain relationships with university administrators, student organizations, and property management staff.
Host tours and promotional events, presenting dormitory units and services to prospective residents and their families.
Coordinate with management team to create and execute targeted campaigns (online and offline) to attract potential tenants.
Track market trends, competitor offerings, and customer preferences to adapt sales strategies and keep occupancy rates high.
Manage leasing contracts, agreements, and renewal processes, ensuring compliance with university policies and legal standards.
Prepare and analyze sales reports to forecast revenue, evaluate success, and refine sales strategies.
Address inquiries, complaints, or concerns from students, Interns, J-1 applicants, parents, and university representatives in a timely and professional manner.
Qualifications:
Bachelor’s degree in Business, Hospitality, Real Estate, or related field (preferred).
Proven experience in sales or leasing, particularly in the student housing or real estate sector.
Strong interpersonal and communication skills with the ability to engage and build trust with diverse audiences.
Ability to work independently and in a team environment.
Knowledge of housing trends, including dormitory policies and market conditions.
Excellent organizational skills, with a strong attention to detail.
Ability to handle multiple tasks and work under pressure in a fast-paced environment.
Proficient with Microsoft Office Suite.
Work Conditions:
Full-time position, with the flexibility to work evenings and weekends as the business needs.
On-site presence may be required for property tours, meetings with clients, and housing events and internal meetings.
