We're seeking an enthusiastic On-Site RV Park Resident Manager (individual or ideally, a couple) for our 16-space boutique RV park in the Pleasure Point. Under new ownership, we are transitioning to offering both nightly and monthly stays. This unique opportunity involves overseeing park operations and providing exceptional customer service in one of Santa Cruz's most desirable coastal neighborhoods.

Responsibilities:

Guest Relations and Office Presence:

Provide friendly, professional customer service via email, phone, and in-person

Manage long-term tenants and leases, utility metering

Manage short-term reservations, move-in/offs, guest check-ins

Maintain on-site presence during the day and respond to after-hours emergencies

Park Operations:

General property management duties

Perform routine maintenance tasks, including landscaping, cleaning common areas, and maintaining restrooms and laundry facilities to the highest standards

Conduct basic repairs and handyman work (plumbing, carpentry, electrical, and painting) ensuring the park's facilities are in good working order

Coordinate and negotiate with contractors for major repairs and renovations

Work closely with new ownership to proactively identify improvements to site, operations, and business model

Administrative Tasks:

Collect rent and maintain financial records in Quickbooks

Enforce park rules and regulations

Ensure compliance with Santa Cruz County regulations and California RV Park Occupancy Laws

Assist with advertising vacant spaces and managing the park's online presence

Engage with ownership and attorneys as necessary to handle exceptions and issues

Qualifications:

Required:

Excellent communication and interpersonal skills

General office management skills, highly organized and conscientious, with attention to detail

Proven ability to provide outstanding customer service

Problem-solving abilities and good judgment / people instincts

Basic handyman skills (e.g., plumbing, painting, light carpentry) and ability to perform physical tasks

Proficiency with computers and basic software

Valid driver's license and reliable transportation

Strongly preferred:

Extensive property management or hospitality experience

Broad construction experience and skillset

Strong local knowledge and network

Experience with QuickBooks and reservation systems

RV knowledge/experience (beneficial but not required)

Compensation & Benefits:

Competitive part-time hourly wage ($24-28, depending on experience) + annual incentive bonus

Discounted on-site housing: Significant (40%) rent reduction for a comfortable 2-bedroom, 1-bathroom mobile home

Utilities included (gas, water, trash, and internet service, plus $50 monthly electricity credit)

Additional Info:

Ideal for a couple able to share management responsibilities

Although the position is part-time, it requires year-round availability, best for those with limited travel plans. Vacation/time-off in off-season only.

This position requires being physically able to maintain the grounds, common areas, bathrooms, and laundry facilities.

On-site residency is mandatory; housing is contingent upon continued employment

Long-term position, not seasonal or temporary
