The roles and responsibility of the on-site property manager will be a lead example of how tenants would act by respecting the property rules.
Communication with supervising manager and office
Communication with tenants
Address any all maintenance request, especially any emergency work orders
Reporting issues and delegating work to the right vendor
Following up with vendor and tenant on completed work
Get quotes and bids for large jobs
Meeting with potential tenants to show apartment, screen applicant and verify income as Leasing is a top priority
Turning vacant units in timely manner by allocating the work to the correct vendor and be sure work is completed
Advertising vacant properties to find tenants as needed
Inspecting properties and arranging, evaluating for repairs and new materials as required
Investigating and resolving property complaints and rental violations
