Maintenance Director (Property Management Company)

The position is with an extremely busy Marin County based commercial/residential property management company, and has primary responsibility for overseeing initiation and completion of all maintenance, repair and improvement Service Requests for all Company managed properties. This includes, vendor selection, bid solicitation, project supervision, verification of job completion, and invoice approvals. The Maintenance Director works with and supervises a Maintenance Coordinator, and is also responsible for scheduling between vendors and tenants, and working with owners and Property Managers for emergency, non-emergency, periodic and preventative property maintenance. The MD is the primary contact for all vendors, contractors and service providers. This is a time driven position to reduce vacancy periods, achieve competitive work pricing with quality control supervision.

-Time Management – You should be skilled at multitasking and time management, good at prioritizing tasks, communicating status’ in a timely manner, and following up to assure job completion a satisfactory manner.

- Technical Knowledge & Skills - The Maintenance Director is responsible for evaluating Service and Maintenance Requests, and needs to know enough about basic building construction to ask good questions and determine the best course of action for resolutions. A complete working knowledge of the applicable of skills of various technicians and construction trades is required; and, an understanding of the bidding process, evaluation of comparable job estimates, and job contracting is a pre-requisite. Concurrent with the construction knowledge requirements, the MD needs to be proficient in property management maintenance software and other business-related software such as MS Word, MS Excel, and property inspection software such as ZInspector and/or EasyInspection, etc.

-Previous Experience- A qualified applicant for this position has a minimum of 3-year experience working as a construction/handyman supervisor or a construction tradesperson. Previous experience working for a Property Management company is desired. This position does not perform maintenance and needs no special tools or equipment.
