The primary function of the Park Manager is to competently handle all on-site park operations. The Park Manager will work under the direction of the Portfolio Manager to complete daily, weekly and monthly tasks. The following describes the job duties to be performed by the onsite manager. The manager's duties are not limited to the ones listed below and are subject to change from time to time in order to properly operate a mobile home park.

Coverage: Park manager is to report to work 8:30am-5:00pm, Monday through Friday.

Rent Collection: Rent payments are to be processed and deposited according to the established policy and procedure.

Billing Cycle: Billing statements are to be distributed to residents on a monthly basis. Unpaid rents and other charges should be followed up on and appropriate notices must be served.

Applications: Processing applications from prospective owners and ensuring proper documents have been provided. Manager is to forward complete applications to Management Company for evaluation.

Park Files: Maintain accurate and complete residency documents and supplemental forms for all residents. Manager is to work diligently to ensure that files are complete and orderly.

Weekly Reports: Submit weekly operations reports.

Utility meter reading: Monthly meter reads will be performed in in a timely manner. Data from meters is to be entered into the park's billing system.

Office: Park manager will ensure the office is clean and orderly and no items not essential to office work are stored in the work space. Park manager and office staff will clean the office daily, keep the blinds clean and clean the windows on the inside/ outside on a quarterly basis or as needed.

Park manager is responsible for any miscellaneous repair jobs in and around the Park as needed. Park Manager is to ensure common areas are maintained in a neat and attractive manner.

Rules and Regulations: Manager is responsible for the enforcement of the Parks Rules and Regulations: regularly patrol different areas of the park, work with residents on non-compliance issues.

In this role, the ideal applicant must demonstrate good judgment, gentle customer service, problem solving skills, working knowledge of utility and park infrastructure, basic Windows based software, the ability to efficiently multi-task and the capability and flexibility to address issues that may arise.

Requirements:

2 years of relevant property management experience.

Working knowledge of basic windows-based software.

Strong writing composition and communication skills.

Strong organization skills.

Desirable, non-required skills:

Working knowledge of rent collection software such as Yardi, Manage America or similar.
