The primary function of the Assistant Manager is to support the Manager in daily park operations. The Assistant Manager will work under the direction of the Property Manager to complete daily, weekly and monthly tasks. The following describes the job duties to be performed by the Assistant Manager. The Assistant Manager's duties are not limited to the ones listed below and are subject to change from time to time in order to properly operate a mobile home park.

Coverage: Assistant manager is to report to work 9:00am-5:00pm, Monday through Friday.

Rents: Assistant Manager support the monthly processing of rents, utilities, and security deposits. Rent deposits are to be logged and deposited in the Park's bank account in a timely manor. Statements are to be distributed to residents on a monthly basis. Unpaid rents and other charges should be followed up on and appropriate notices must be served.

Applications: The Assistant Manager is responsible for reviewing applications from prospective residents and ensuring proper documents have been provided, then forwarding completes applications to Management Company for evaluation.

Utility meter reading: Monthly meter reads will be performed in in a timely manner. Data from meters is to be entered into the park's billing system.

Office: Assistant Manager will ensure the office is clean and orderly and no items not essential to office work are stored in the work space. Assistant manager and office staff will clean the office daily, keep the blinds clean and clean the windows on the inside/ outside on a quarterly basis or as needed.

Park Patrol: Assistant Manager is to walk the park facilities regularly. During walkthroughs, spaces are to be noted for non-compliance of the Park Rules and Regulations and notify residents who are not in compliance with the said rules. Assistant Manager will support Property Manager and Maint. Technicians in the coordination of miscellaneous repair jobs in and around the Park as needed.

Rules and Regulations: Support the enforcement of the Parks Rules and Regulations.

In this role, the ideal applicant must demonstrate good judgment, gentle customer service, problem solving skills, working knowledge of park infrastructure, working knowledge of basic Windows based software, the ability to efficiently multi -task and the capability and flexibility to address issues that may arise.

Requirements:

2 years of relevant property management experience.

Working knowledge of basic windows-based software.

Strong writing composition and communication skills.

Strong organization skills.

Desirable, non-required skills:

Working knowledge of rent collection software such as Yardi, Manage America or similar.
