Qualifications:

- Candidates should have experience as an APM in construction projects and or have held prior positions in the construction industry.

- Minimum of 2-5 years of construction APM or related experience

- Some experience managing small projects would be a benefit

- Ability to read and understand construction plans such as: architectural, structural, plumbing, mechanical, electrical, landscape

- General knowledge of estimating

- General knowledge of the sequence of construction activities

- Good communication skills and the ability to to work well with a team is a must.

Responsibilities:

- Support Project Management team in all phases of a construction project including pre-construction / estimating / bidding, construction scheduling, and project close-out

- Support the Construction team on multiple concurrent projects of varying size and complexity

- Work in conjunction with onsite staff, Project Managers, Engineers, Architects, and any other relevant parties, to ensure that all Request for Information (RFI), Submittals, Shop Drawings, Owner and Subcontractor Change Orders, Close-out Documents, and all other project documents are addressed expeditiously, accurately, thoroughly and disbursed.

- Participate in Pre-construction Preparation.

- Assist with Contract document organization.

- Ensure that construction staff and subcontractors are working from current plans (Architectural, Structural, MEP, Civil, and landscape drawings)

- Assist Project Management and onsite teams in the development of preliminary construction schedules

- Assist Project Managers in the development of Bid lists, Bid scopes, and management of the Bid and Proposal process

- Assist Project Managers in the review of Subcontractor bids for any missing scope items, clarifications / exclusions, validation of pricing, etc

- Participate in and take minutes for the weekly Owner-Architect-Contractor Meetings (OAC Meetings) led by Project Managers and Architecture team.

- Participate in and take minutes for the weekly Subcontractor Coordination Meetings.

- Assist with project logs (RFI’s, Submittals, change Orders via Construction Online)

- Assist Project Manager with the review of weekly project labor and budgets for self-performed work

- Assist Project Manager in preparing project cost forecasts for projects on an ongoing basis

- Pursue and monitor submittals and track deliveries of materials in conjunction with the Project Manager, superintendent and foreman

- Assist Project Manager with pricing, analyzing, validating, and processing Owner and Subcontractor change orders in a prompt manner

- Assist Project Management teams with updating project schedules

- Assist Project team in resolution of all critical issues, RFI’s, etc that could affect cost or schedule

- Maintain strong relationships with Subcontractors and Design Team members

- Assist Project Manager with closeout checklist, prepare closeout documents

- Assist Project Managers and Superintendents with management of the Project Punch List

Compensation

The starting pay for this position has a salary range of $65,000-$75,000. The actual salary offer will be carefully considered based on a wide range of factors, including your skills, qualifications, and experience.
