Partial Job Description:

- You must live on-site in a 2 bedroom & 1 bathroom unit of the 16 unit apartment complex as the onsite "Apartment Property Manager"

- The position is part-time, up to 20 hours per week, $20 per hour and/or discounted rent, as defined by California law for on-site tenants. It's usually a combination of hourly work in return for discounted rent.

- #1 goal is to efficiently and thoughtfully oversee the day to day operations of the apartment complex to achieve the property owner's goals of full occupancy, timely collection of all rents, lease term enforcement and tenant safety and satisfaction

- Provide customer service for residents, prospective tenants and outside contractors, repair people, landscape maintenance people, pest control, garbage collection, etc.

- Perform tenant move-ins/move-outs, including showing apartments to new tenants, completing lease agreements accurately and reviewing them with tenants, answering questions, managing keys, gate access, parking space assignments/enforcement, etc.

- Collect and deposit rents, and issue late/eviction notices on a monthly basis

- Serve as the first point of contact for all tenant and contractor questions, issues and emergencies

- Coordinate repairs with outside contractors/repair people and document the before/after pictures of the repairs

- Keep the property owner/representative aware of major issues, overall progress and perform assigned work

- Perform semi-annual inspection of all units to check for leaks, identify anything broken or not working, change smoke alarm batteries, ensure tenants are complying with the lease terms

- Understand Fair Housing laws and be able to apply them in real world situations

Your Experience and Qualifications:

- You have at least 12 to 18 months of actual on-site property management experience at an apartment building with at least 16 units. You must live on site at the apartment complex. You speak fluent Spanish and English. There are no exceptions to this requirement.

- You can pass a credit background check, have no prior rental evictions on your record, have a permit to work in the US and a High School diploma

- You can work flexible hours, as needed, up to 20 hours per week (or more with prior written authorization)

- You can lift 40 pounds, stay on feet for extended periods, able to walk the complex in paved and unpaved areas, able to sweep and pick up litter to return to trash cans, take full organic trash can to the street and return back to trash area each week, etc.

- You manage the property as if it were your own, you are self-motivated, you take pride in your work, you communicate effectively and show respect and patience to the other tenants, guests and contractors in the apartment complex

- You have strong people management and relationship/control skills to ensure the safety and comfort of all tenants

- You have some basic knowledge of Apartment Management software like Appfolio, Yardi/OneSite or similar
