WHAT WE ARE LOOKING FOR:

We are currently looking for aMaintenance Lead to support two communities in the Oceanside, CA area. This position is Full-Time | Hourly | Monday through Friday - 8 am to 5 pm | Full Benefits and Bonus Program eligible.

Multi-Family Maintenance Industry and Hands-On Maintenance Experience is a MUST!

Pay Range: $26.00 - $28.00 / Hour | Includes 1/3 Housing Discount

Duties and responsibilities

Responsibilities include, but are not limited to, the following:

Leadership

Provide recommendations for Community improvements and repairs.

Controls expenditures by ensuring an accurate inventory list of shop supplies and PPE needed are available and up to date at all times.

Assist the Community Manager with promoting a positive, safe work environment.

Periodically inspect work performed by vendors and other service providers to verify the work, materials, and services meet quality standards, scope and specifications as required.

Help enforce strict compliance with CONAM’s key control policy.

Conduct all maintenance operations in conformance with CONAM policies and procedures.

Maintenance

Responsible for repairing, monitoring, and maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community.

Complete and/or ensure emergency requests are handled immediately upon notice of issues and all service requests are handled professionally.

Participate in creating and maintaining a make-ready schedule. You’ll lend support in monitoring apartment vacancies daily and help initiate the turnover process with painting, cleaning, and repairing.

Complete assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

Assist with ensuring property conditions (trash, buildings, stairs, stucco, curbs, amenities, etc.) are satisfactory daily.

Assist with coordinating vendors and monitor progress for move-in preparation.

Coordinate and inspect move-out walk-through with community staff and residents as needed. Maintained tools and equipment and ensured they were in working order, requested replacements as necessary, and assisted in stocking inventory of parts and maintenance materials.

Responsible for painting, cleaning, and repairing all plumbing, electrical, HVAC, appliances, and carpentry inside vacant units to aid in preparation for the turnover process.

Assist with completing final interior unit inspections when needed.

Assist with scheduling appointments and follow-up with vendors for ground and amenities upkeep.

Communicate with the Community Manager, Maintenance Director, and residents on all open items.

Records and Safety Management

Adhere to and enforce compliance with all state law regulations and CONAM policies and procedures relating to the community including, vehicle towing, right of entry and tenants’ privacy, and abandonment of staff property.

Adhere to CONAM’s safety program rules, attend safety meetings, and performs all duties in a safe manner.

Participate in CONAM’s education programs and assist with training of the maintenance team.

Enforce safety regulations.

Identify unsafe working conditions or health and safety issues in the community.

Timely report community damage, property loss, leaks, mold, injury, and/or criminal activity or incidents in the community.

Provide timely and accurate reports to Regional Management and the Community Manager & maintain the O & M Binder.

All other duties as assigned.

Knowledge, Skills, and Abilities

A High School Diploma or GED equivalent is strongly preferred

2+ years of maintenance experience required

1+ years of multi-family industry experience preferred

EPA certifications (Region Specific)

Demonstrated excellence in customer relations and interpersonal communications

Strong analytical skills, problem-solving capability, and innovative thinking

Strong oral communication skills

Ability to work on-call duty, and may be required to live on site

Ability to establish priorities, work independently, and multi-task effectively

Strong attention to detail and highly developed organizational skills

Proficiency in Microsoft Office Applications is strongly preferred
