Job Description: Chief Building Engineer

Working schedule Monday - Friday 8 am -5 pm

Reports To: General Manager / HOA Board

Summary:

Responsible for the overall maintenance, operation, and repair of the building’s mechanical, electrical, plumbing (MEP), HVAC, and life safety systems. Oversees vendor coordination, manages on-site engineering staff, ensures building systems are running efficiently, and supports capital improvement planning and execution.

Key Duties:

Inspect, maintain, and troubleshoot all building systems (HVAC, electrical, plumbing, elevators, etc.).

Schedule and oversee preventive maintenance and repairs.

Coordinate with vendors, contractors, and inspectors.

Respond to maintenance emergencies and building issues.

Maintain compliance with safety regulations and building codes.

Maintain logs, service records, and inventory of tools/supplies.

Support capital projects and budgeting process.

Supervise and train other engineers or maintenance techs as needed.

Assist with resident work orders and common area upkeep.

Requirements:

3+ years in building operations/engineering, preferably in residential or HOA settings.

Strong knowledge of MEP systems.

Ability to read blueprints and technical schematics.

On-call required (1-week a month for emergencies.)

Interact with residents on a daily basis.

Assist other departments when asked.

Pay starts at $38.00 per hour

Non-tipping environment, but we do offer end-of-year Holiday bonus.

PHYSICAL DEMANDS:

Must be able to stand and exert well-paced mobility for up to 4 hours in length.

Must be able to exert well-paced ability in limited space and to reach other locations of the community on a timely basis.

Must be able to bend, stoop, squat and stretch to fulfill cleaning and repair/maintenance tasks.

Must be able to lift up to 25 lbs. On a regular and continuing basis.

Must have the ability to bend, squat, and frequently lift 50 lbs.

The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.

The worker is subject to atmospheric conditions, one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation.

The worker is subject to oils; there is air and/or skin exposure to oils and other cutting fluids.

Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.

Requires manual dexterity to use and operate all necessary equipment.

Other duties may be assigned.
