ASPM San Diego is looking for a talented, skilled, Association Portfolio Managers to join our team. Our Portfolio Managers manage the common property and services of condominiums, and planned communities, they review financial statements, prepare budgets, meet and negotiate with vendors help resolve issues, oversee the daily affairs of the Association, help maintain property values, maintain facilities, and help the Board and homeowners in complying with the association's government documents.

Our portfolio managers must have a comprehensive knowledge of management practices, property management industry standards, accounting procedures, association governing documents and Law, board practices, inventory and procurement, contract relations, building maintenance, safety practices, public relations and customer relations
Job Requirements
Candidate will be responsible for:
Working with the Board of Directors to increase property value.
Complete reports as required by the Board and law.
Prepare Board Meeting packets as required to provide adequate information for decision-making.
Keep the Board informed of activities as requested.
Prepare Annual Budget for review and approval by the Board of Directors.
Request Reserve Study updating as required by Law.
Monitor all budget accounts throughout the year and report significant variances.
Review invoices, assign proper account numbers and approve for payment.
Review and monitor action on delinquent accounts for Board action.
Assure that monthly financial statements are distributed to the Board upon receipt.
Obtain proposals for audit work each year.
Walk the Property monthly to prepare a listing of maintenance requirements. Prepare a report to the Board for action and funding approvals.
Coordinate all Reserve Projects as defined in the Reserve Study and as approved by the Board.
Maintain current property information.
Contact businesses or individuals for required maintenance bids and estimates to submit to the Board for approval.
Review and inspect completed maintenance jobs for compliance to standards.
Confer with contractors to resolve problems in the completion of contracted work.
Benefits
1. Compensation: $75,000 to $120,000 Annually
