We seek a Sacramento-area Property Management Admin/Worker to be responsible for effective management of up to 7 residences in the Sacramento Delta, and one duplex in Oakland. The position includes tenant relations, management of properties, including the purchasing of all necessary materials and working on properties if somewhat skilled (Youtube helps make learning many small tasks possible), as well as coordination with occasional home contractors, and occasional assistance to owner.

The ideal candidate will be a self-starter, who is organized, communicative, flexible and professional. You will need to be self-sufficient and create a task-tracking system for yourself because tasks are numerous and because you will be working predominately on your own once you have been trained. The work is typically medium-paced, sometimes very demanding and other times somewhat relaxed or slower.

The position necessitates 2 - 3 days per week, preferably Tuesday - Thursday, which can be flexible to accommodate another job. Some on-call hours as necessary, dependent on tenant move-ins/move-outs or emergencies; on-call hours vary between 0 -10 hours per month.

JOB DUTIES:

1. Property Management:

-Conduct regular inspections of grounds and units to ensure good maintenance.

-Monitor and address tenant compliance with lease agreements.

-over-see unit turnovers and ensure timely completion, including damage repair.

-over-see and when possible fix items on properties with assistance of youtube, or coordinate tradesmen.

-communicate closely with owner, maintaining openness to constructive suggestions and requests.

2. Resident Engagement:

-Oversee rental listings, communications, applications, contacting references, verifying proof of income, leases, etc., and move-ins and move-outs.

-Build positive relationships with tenants, providing support and responding to inquiries or complaints promptly, and connecting them to resources so they can be proactive in fixing small problems themselves.

-Serve as the primary point of contact for onsite emergencies.

3. Admin work:

-Maintain very organized and accurate records, including resident files, and property files to include all receipts, maintenance requests, and other work.

-Monitor work by hired contractors (plumbers, electricians, etc.).

- Assist owner with personal items from time to time (e.g. tech support, Excel files)

REQUIRED COMPETENCIES:

Education & experience:

-GED or High School Diploma minimum; Bachelors a plus.

- Preferably some property management work experience.

-Excellent attention to detail and organizational skills.

-Strong PC/computer skills

- Communicate effectively and in a timely manner, verbally and in writing.

-Or a combo of education and experience providing knowledge and skills to successfully perform the responsibilities listed above

Must have a valid driver license and auto liability insurance.

Required Skills:

- Excellent time management and organizational skills.

-Proficient in Microsoft applications and will learn property management software.

-Must have strong and effective communication skills.

-Knowledge of or learn upfront property management laws, including California Residential Landlord & Tenant Act.

-Good interpersonal and conflict-resolution skills.

-Able to handle hard copy paperwork in addition to computer.

- Knowledge of standard technologies - PC computer, printer, photocopier, scanner

-Demonstrated ability to work harmoniously with others.

Working conditions: Must be able to lift and carry weight at least 30 lbs. Must be able to kneel, bend, squat, and climb stairs, and to use standard office equipment. Travel within and outside of the Sacramento Delta may be required.

Compensation: Starting wage between $28-$35 per hour (DOE)
