For more information visit www.mercymcmahonterrace.org.ResponsibilitiesPosition Summary:The Maintenance Technician is accountable for all maintenance issues. It is the Maintenance Technicians responsibility to ensure that all grounds buildings residential units and equipment are properly maintained. This responsibility includes accomplishing these tasks in the most timely and cost-efficient manner.Core Duties:

Implements and updates maintenance policies and procedures

Conducts inspections on residential units as well as the remainder of the facility and sees that punch list is completed by contractor prior to occupancy

Inspects monitors and evaluates the overall condition of the equipment and furnishings of the facility. Makes recommendations to management for replacements

Implements and manages preventative maintenance programs and documentation. Work orders and maintenance tasks to include but not limited to:

Minor electrical repairs and light bulb replacement

Monitors linen chute compactor and dumpster

Repairs plumbing such as replacing faucets toilet parts gasket and dishwasher repair

Touch up painting

Responsible for all janitorial tasks including but not limited to:

Assists housekeeping in the use of heavy equipment usage such as buffers and polishers

Assists in annual cleaning of facility

Monitors and services property vehicles according to operational manual specifications

Maintains grounds and gardens

Maintains a list of reliable and management-approved service providers for the repair of sophisticated equipment or tasks beyond his/her ability. Examples would include major plumbing air conditioning or electrical problems

Maintains fire safety system

Assists as the backup driver for transportation of residents

Maintains records logs equipment manuals facility blueprints and shop drawings and equipment warranty information

Interacts with residents and their families and guests as the need arises. Assists residents with furniture arranging or hanging wall decorations as needed

Interacts with local health and safety inspectors during inspection surveys or while implementing health or safety programs

Attends workshops or training sessions designed to improve skills or job knowledge

Performs other duties as necessary or directed

QualificationsMinimum Qualifications:

Minimum of two (2) years experience in a similar type job

Mechanical aptitude and knowledge of equipment and maintenance type situations

Able to manager supply inventory and budget

Be able to express or demonstrate an interest in working with a senior population as well as other staff
