Apartment Property/Maintenance Manager

QUALIFICATIONS:

Required:

o Minimum high school education.

o Experience in property management, minor bookkeeping.

o Ability to use a computer including word processing, spreadsheet and e-mail functions.

o Understanding of budgets and accounting.

o Possess a valid Driver’s License. Provide DMV clean 3-year history.

o Reliable transportation

Preferred:

o Experience in Property Management and Maintenance Principles and Practices and safety rules, codes and regulations pertaining to the work

General Function/Job Segments: Under supervision of the Property Owners and/or Property Consultant, the Property Manager performs duties necessary to provide proper and responsible management of Palm Royale Apartments.

Maintain regularly scheduled office hours.

Maintain all tenant files and related documents.

Become knowledgeable in and appropriately enforce the terms of the lease agreement and house rules. Document any tenant non-compliance and initiate eviction processes as appropriate.

Maintains property rentals by advertising and filling vacancies, negotiating and enforcing rental agreements; maintaining and securing premises.

Perform initial and ongoing occupancy orientation with all tenants.

Perform all move-in and all subsequent inspections every 6 months.

Be responsible for all applications, assignments, billing and collections for the above properties and for ensuring that they conduct themselves in the management of these properties in such a way as to fulfill all contractual and legal obligations to the Owners, and applicable laws and ordinances.

Be knowledgeable in and appropriately enforce terms of rental agreement and/or house rules.

Be knowledgeable in Fair Housing regulations and procedures and strictly adhere to them.

Notify all applicants of the disposition of their application after final screening.

Initiate appropriate (3 day, 30 day, 60 day) notices to vacate.

Prepare rent rolls and necessary reconciliations per established deadlines. Collect, receipt and deposit all funds received for rent, deposits and other funds. Record on monthly rent spreadsheet. Maintain all appropriate tenant files. Submit monthly rent schedules to Property Consultant after each month’s rent is paid.

Manage petty cash checking account for appropriate expenditures. Maintain and submit monthly petty cash disbursement schedules and receipts to Property Consultant at month end.

Schedule and supervise the work of all vendors confirming that all work performed has been completed satisfactorily.

Communicate to Property Owners/Property Consultant

Maintain and protect the confidentiality of all data/information related to specific job assignments and John Koeberer Properties, dba Palm Royale Apartments, in general.

Be a willing member of John Koeberer Properties, dba Palm Royale Apartments, performing all duties and functions as assigned to the best of his/her ability.

Personal Protective Equipment:

The Property/Maintenance Manager will use various tools and equipment on a daily basis. The Property/Maintenance Manager will be knowledgeable in the safety practices and standards set by the company, relative to the work environment he/she operates in.
