Commercial Construction Working Superintendent
Dear Potential Team Member,
We are looking for an energetic person with multiple commercial construction skills and no reservations about performing a number of tasks: a person who can manage their work, the quality of their work, and maintain the cleanliness of the project. Some of the important skills required, as needed outside of our subcontractors, would be: Hanging all types of doors, steel stud framing, T-bar ceilings and tiles, coordinating or running a demolition crew, light electrical repairs or demo, light plumbing, light concrete repairs or patches, drywall patching, painting, cabinet repairs, sweeping and hauling, and generally anything that can be done, and done well.
Having these skills can greatly increase your value to the company and your chances for advancement. You may be asked occasionally to work an after-hours shift, especially in the high-rise office situations. You may be asked occasionally to work out of town for up to two weeks at a time. You would of course be lodged and compensated for related expenses (per diem). Working Supers must possess the ability to foresee possible issues and work with subcontractors to develop a solution before it becomes a code or quality issue. If this is a problem, please let us know now that you cannot do these things. The competent person in this position should move up quickly in this rapidly growing company. We will supply a cell phone or allowance, mileage reimbursement or allowance, paid holidays, work shirts, and health and dental insurance. We will also assist with specialty tools and supplies, as well as provide materials necessary to complete work.
Types of jobs we perform are:
Retail,- Furniture stores (over 20 in last 5 years), Strip and Mall stores, Restaurants, and Fast Food
Class "A" High-rise- Tenant and Spec Improvements. (with some after hour scheduling involved)
Office/ Industrial low-rise office and warehouse lease spaces- T.I.'s and Clean and Show Turnovers.
Medical Office Buildings- doctor’s offices, clinics, and surgical suites
Schools and Financial Institutions
Mechanical Industrial sites
Our company is primarily a "paper contracting" firm. We utilize subcontractors, many of whom we have worked with for over 30 years in this profession. We are also always looking for new quality minded subs. You would be working directly under a Project Manager, with many different projects in different stages of completion. Every day may require a different task or challenge. The Super reports to a Project Manager in charge of each project from start to finish. With the proper experience and motivation, it is not a huge leap for the motivated person to move up in position. As a "Field Tradesman" for us you would be equally responsible for a completely clean and safe working environment, following a predetermined schedule, timely completion, and top-quality finished product. We are known for non-existent "punch lists" and very few unforeseen "change orders". A new client is a lot harder to get than to lose a good client from poor service. Compensation is directly tied to productivity and production. The more you perform, and the skills and drive you possess will get you raises. Basically, if your efforts are benefiting the company you will be rewarded.
Message from the CEO and President of the Corporation;
I definitely expect a lot from our Working Supervisors and feel that we reward our hard working individuals with: steady employment, good pay, good benefits, and long term security if YOU JUST DO YOUR JOB (AS WE EXPLAIN IT TO THE BEST OF YOUR ABILITY). I ask for excellent planning and forethought on your projects. Organization and self-motivation are key to success. Excellent paperwork is a must, and we do ask for quite a bit of it. You will be filling out forms at the end of every day. There are no stupid questions, except the ones that are not asked, but don’t waste your PM's time with questions that you have already been given the answers to in your Project Book. Follow our procedures to the letter; don’t make up your own way of doing things on the job. You can make suggestions to the Project Manager, but don’t be upset if is not accepted. Always put the Company first and act professionally when it comes to dealing with Clients and Subcontractors. Follow all safety procedures to the tightest scrutiny. Don’t let subs change this on your project. Be pleasant to work with, but don’t let the subs walk all over you. You will be asked to do more than you think you are capable of. You will be supervising, you will be performing "self-performed" work, you will be verifying scheduling days in advance with your subs and coworkers, you will be filling out forms and holding safety meetings on a daily basis, you will be reading your plans and job book so that you know them by heart. You will be working very hard and you will be appreciated and rewarded by having a good steady job in a very tough economy and time for our country. We are a straightforward and honest company that puts the client's needs and desires first and foremost by providing a perfect "first class" finished job.
