Position: Field Runner

Location: Irvine, CA

Territory: Orange County/ South Los Angeles

Schedule: Monday through Friday, Field/Office

Wage Scale: $21.00 to $24.00 per hour

Status: Full-Time/Hourly/Non-Exempt

Job Summary:

As a Field Runner at True Legacy Homes, you’ll play a key role in property inspections and evaluations, traveling to various locations across Orange County & Los Angeles to assess real estate opportunities. This field-based role involves capturing high-quality photos and videos, documenting property conditions, and promptly uploading reports to support the acquisitions and project management teams. The ideal candidate is reliable, detail-oriented, and comfortable working independently while coordinating property access with homeowners, agents, and tenants. With mileage reimbursement, a cell phone allowance, and hands-on real estate experience, this position offers a great opportunity for those looking to break into the industry.

Duties and Responsibilities:

Travel to assigned properties to perform basic inspections and take photos/videos.

Document property conditions inside and out using a checklist, noting key details such as structural issues, water damage, and neighboring issues.

Upload inspection reports, photos, and notes into the company’s system immediately.

Communicate with the acquisitions manager and project manager about property findings and any urgent concerns.Occasionally coordinate access with tenants, real estate agents, or property owners.

Ensure all visits are completed efficiently and professionally while maintaining high attention to detail.

Qualifications:

Valid driver's license.

Reliable transportation (must have a valid driver’s license and insurance).

Previous experience in home property inspections, construction support, or a related field.

Strong understanding of residential properties, structural integrity, and common inspection checkpoints.

Ability to identify and document property conditions, potential hazards, and repair needs.

Comfortable using a smartphone or tablet for taking photos and uploading reports.

Ability to follow checklists and provide clear, detailed property condition reports.

Strong punctuality and reliability—this is a field-based role requiring consistent follow-through.

Comfortable meeting with agents, homeowners, or residents to access the full property

Experience in real estate, property management, or inspections is a plus but not required.

No accidents or moving violations.

Ability to drive approximately 75-150 miles per day visiting properties in Orange County and South Los Angeles.

Physical Requirements:

The nature of the position requires frequent travel to and from various locations within the County.

May on occasion require prolonged periods of sitting, walking, and standing.

Bending and Stooping: Bending body downward and forward by bending spine at waist.

Climbing: Ascending or descending ladders or stairs using feet and legs and/or hands and arms. Body agility is emphasized.

Mobility Requirement: Ability to get from one location to another.

Kneeling: Bending legs at knees to come to rest on one or both knees.

Visual Requirements: Able to see and read computer screens, small electronic devices, and maps.

Hearing Requirement: Able to detect specific noises for proper equipment operation.

Ability to pass a pre-employment physical.

Work Environment:

Work may involve exposure to dirt, dust, fumes, loud noise, or chemicals, etc.
