Nepenthe/Phoenix Corp is looking to fill a full-time Facilities Manager position.

This role is responsible for the maintenance and repair of commercial and residential buildings, storage facilities, grounds and gardens, vehicles, general tools and equipment, mechanical systems, lighting, kitchen equipment, electrical equipment, cooling, heating, and ventilation equipment, fire protection systems, alarm systems, commercial/residential water storage, distribution and treatment, and waste water distribution and treatment, regulatory compliance reporting.

Facilities Manager:

Essential Functions/Major Responsibilities:

Act as a professional leader, policy maker and implementer.

Communicate with all employees, guests, and vendors in a respectful, timely, and professional manner.

Maximize the day to day and long-term cost-effectiveness and productivity of the property operations.

Hiring, terminating, supervision and management, job performance coaching and counseling, and scheduling of Maintenance, Clean-Up, and Gardening staff.

Train and supervise employees in property maintenance operations.

Manage property capital assets in an efficient and cost-effective manner.

Manage employee relations by ensuring staff communicates with each other and guests in an appropriate and respectful manner at all times.

Ensure timely and accurate submission of mandatory compliance reports to regulatory agencies for water systems and other property maintenance systems, as required.

Encourage employee recruitment and retention by determining employee needs and overseeing and implementing benefits, work schedules, and levels of responsibility consistent with overall Company guidelines and goals.

Support safety and emergency training for all employees independently and in coordination with Store Manager and Human Resources Manager.

Pursue continuing maintenance/engineering operations education for own position and subordinate positions in areas that allow for growth and increased productivity.

Knowledge of all Policies and Procedures for Nepenthe/Phoenix Corporation

Secondary Functions:

Ensure that all equipment is in serviceable condition and is being operated in a safe manner.

Supervise and manage back-up support/coverage to all positions as needed.

Regular communication with Nepenthe/Café Kevah Manager and Executive Chef regarding equipment and facility maintenance parameters, resources, and needs from Maintenance Department.

Regular communication with The Phoenix Shop Store Manager and Creative Director regarding merchandise display and facility maintenance parameters, resources, and needs from Maintenance Department.

Specific Job Skills:

Excellent supervision/managerial skills required.

Excellent communication skills (including listening, writing, speaking) required.

Training/development skills required.

Ability to actively participate in team development and team-oriented processes and motivate others to do the same required.

Physical and mental ability to run all equipment (this requires the physical ability to bend, twist, lift up to 50 pounds regularly, finger small items, see and hear).

Physical ability to regularly walk up and down stairs, ramps, gardening and fire clearance access trails and slopes.

Ability to read, write, speak, and understand English. Ability to speak and read Spanish is helpful, though not required.

Mental ability to conduct on-going interpersonal interactions and to analyze and solve problems is essential.

Physical and mental ability to use computer hardware/software required.

Possess a valid driver’s license, acceptable driving record and proof of current vehicle insurance.

Job Conditions:

This position requires the employee to work in an environment where there may be regular exposure to fumes, building temperature fluctuations, dust, noise, chemicals, odors, and outside weather. Other working conditions may include frequent interruptions, working alone, evening work, working long hours during peak periods, and exposure to computer CRT’s.

Position requires a commitment to work an average of forty hours per week, overtime when necessary, and a minimum of five days a week worked.
