Full Job Description for KnR Rentals Onsite Property Manager

Pay Range: $30.00/Hourly DOE

Possibility of Onsite Housing with reduced rent

Pay Frequency: Biweekly

Position Hours: 20-40 Hours/Week, depending upon skill set and needs. For instance, we may hire 2 people, with duties being divided.

Experience is a plus, but will train the right person.

The Onsite Property Manager is responsible for the overall management and operation of the residential property. This role involves overseeing the day-to-day activities of the property, ensuring its upkeep, managing tenant relations, and handling administrative tasks. There is an option for on-site housing.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, applicable state statutes, and all other laws pertaining to residential rentals, whether local, state, or federal.

Rental Activities

o Coordinate turnover of vacant units.

o Ensure vacant units always remain cleaned and orderly.

o Advertise vacant units and respond to prospective residents - answering questions, scheduling tours and assisting with the application process.

o Follow up on all resident issues and correspondence and provide quality assurance as directed.

o Promptly follow up on delinquencies and ensure collection procedures are followed.

o Issue and post notices to tenants when necessary and receive, distribute & file notices received.

o Monitor lease expiration dates and send residents rent increase and/or lease renewal notices and documents.

o Conduct move-in/move out inspections.

o Document and recommend necessary repair work and organize any vendor work to be performed. Monitor such work as it is being performed.

o Ensure quality photos of vacancies and unit descriptions are current and professional.

o Ensure vacant properties are advertised.

o Delegate or perform maintenance duties.

o Frequent communication with owner.

Administration

o Respond to and resolve resident complaints, within provided guidelines.

o Maintain/secure keys.

o Enforcement of house/property rules.

o Maintain registry of tenants, vehicles, and assigned keys.

o Order and/or reorder supplies for maintaining the property.

Maintenance

o Ensure that all service requests are properly documented, addressed and tracked in databases where applicable.

o Participate in and be the primary on-call person for afterhours emergencies; support, respond and resolve as necessary.

o Call maintenance for any plumbing, electrical, gas issues and report to the PM within 24 hours of such occurrences.

o Walk grounds daily and resolve any issues. Report to PM if such an issue poses any potential health or safety hazard and cannot be easily mitigated.

GENERAL REQUIREMENTS:

Ability to lift 40 lbs

Basic maintenance skills or ability to delegate

Ability to climb stairs, bend over, reach and perform all physical tasks associated with the position.

Good communication skills.
