Goals of the role:

- Represent the company effectively by developing comprehensive knowledge of its offerings

- Maximize sales performance through strong relationships with clients and awareness of their needs

and lifestyles

- Achieve weekly, monthly, and annual sales and activity quotas

- Generate leads by committing to customer service and building relationships

- Adjust sales techniques according to interactions and results in the field

- Conduct incisive and insightful research of markets and competitors

AOR:

- Develop and maintain thorough knowledge of the company and its products, research consumer needs,

and identify how our solutions can address those needs

- Generate leads and grow existing relationships by maintaining an accurate, detailed client book for an

active, repeat customer base

- Make cold calls or perform warm outreach, using outside-the-box thinking to develop new and unique

sales tactics

- Work with account executives to design industry-specific outreach efforts

- Utilize Salesforce tools to ensure standardized process throughout all stages of a sale

- Conduct month-end and year-end close processes

Compensation:

- BASE SALARY: $65K/yr

- COMMISSION STRUCTURE – RATNER PROPERTY MANAGEMENT:

+ Full Management: 3 months base mgmt fee for each new ownership account we sign. Calculated on

rent roll (for vacant units, market rent will be used to supplement rent roll). For additional building

signed 3 months after the initial relationship started, ½ month base mgmt fee.

+ Maintenance coordination and Accounting Stand-alone services: 3 months base mgmt fee for each

new ownership account we sign. if the account is converted to a full Management account later on,

you'll receive commission of 2 months management fee.

+ Leasing Stand-alone services: $150 for the first vacant unit. if the account is converted to a full

Management account later on, you'll receive commission of 2 months management fee.

- COMMISSION STRUCTURE – MAINTENANCE: The total gross labor billed in Months 4 and 5 of

the new ownership relationship. Additionally, if the Maintenance-only account is converted to a

full Property Management account later on, you'll still receive commission of 2 months

management fee.
