Apartment Leasing:

Ensure all apartments are ‘Show-Ready’ also known as ‘Move-in Ready’ to ensure we get the best possible result during an apartment tour / showing

Daily showings of our available apartments, storage spaces, garages, parking spaces, etc. to prospective tenants & Apartment Lease-ups

Daily Inspection of units (to ensure all facilities are in working order)

Management and maintenance of our social media and online offerings related to the leasing of units and email campaigns.

Ensure complete lease applications, verify income and references, and process rental applications through Approved Screening Methods.

Application status review reports

Prepare summary reports as needed (Open Vacancies, Application Summaries, etc)

Coordinate with LMDG Project Management and Accounting

Interaction with our Project Managers on new projects coming available for lease

Standing weekly call with L/M to discuss leads and lease-up of available units

Special projects related to additional opportunities to generate leads, focused on outbound lead generation vs inbound. Company cold calling for executive leasing, etc.

Property Management:

Preparation and Servicing of Notices for tenants who are not paying or other tenant updates including posting of notices for work to be done

Work/coordinate with eviction attorneys in the event eviction is necessary

Work with the Executive Team to negotiate move-outs for legacy tenants.

Oversee maintenance requests and coordinate with trades to ensure repairs are completed timely.

Communication with tenants of recently acquired properties for equitable move-out incentives for relocations

Standing Monthly call with L/M to discuss renewals

Manage and execute renewal leases for existing tenants

Maintain positive cordial relationships with residents to encourage retention and community engagement.

Address resident concerns and complaints promptly, professionally, and within legal timelines.

Oversee minor projects, renovations, etc.
