Established property Management Company in Long Beach, California that offer full service professional property management services to our clients is growing and plan to continue acquiring properties.

Therefore, we currently have an immediate opening for a full-time Property Supervisor. (This is not a resident manager position) The ideal candidates should have a willingness to learn and grow with the company. Additionally, not only willing but comfortable working directly with owners and residents Also, possess strong customer service skills, communication skills and professionalism that this position requires. The Property Supervisor will be assigned a portfolio of properties from 60-100 depending on the unit count. This position is very hands-on. You must have the willingness and ability to confront matters in a professional manner, working with others to resolve conflicts that may arise during the business day. We like curious and critical-thinking people who ask excellent questions. Also, someone that have an eye for detail – especially when it comes to handling day-to-day responsibilities.

SUPERVISORY RESPONSIBILITIES:

Supervises maintenance/contractors and vendors;

Supervises the operations of assigned Property portfolio;

Conduct property inspections for compliance (pre, post, quarterly and complaint related);

Coordinate repairs/remodeling and maintenance work between vendors and tenants/owners – follow up as necessary;

Process and serve notices to tenants;

Prioritize work to be completed based on importance and urgency of issue;

Correspond via email, phone and in person with tenants/owners – in a timely manner;

Reviews monthly property expenses and approves payment;

Possess and maintain through knowledge of city and state building codes and programs;

Possess and maintain basic knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting and other generally accepted maintenance skills;

Schedules and conducts showings of vacant property as necessary;

Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures and regulations.

QUALIFICATIONS:

Two to four years related experience or equivalent

High School Diploma or equivalent (Some college coursework preferable)

Knowledge of basic maintenance concepts such as: ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.

Demonstrated proficiency in supervising and motivating subordinates

Commitment to excellence and high standards

Strong organizational, problem-solving, and analytical skills

Ability to manage priorities and workflow

Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm

Proven ability to handle multiple projects and meet deadlines

Strong interpersonal skills.

Ability to deal effectively with a diversity of individuals at all organizational levels.

Good judgement with the ability to make timely and sound decisions

Creative, flexible, and innovative team player

Bilingual skills a plus.

Ability to understand any and all safety requirements and cautions

Ability to perform the physical labor necessary

Must be able to speak, read, write, and understand the primary language(s) used in the workplace.

Lift and carry up to 35 pounds.

Coordinate multiple tasks simultaneously

Conduct field inspections

Drive a vehicle (must possess a valid driver's license and auto insurance)
