DEPARTMENT: MULTI-FAMILY
REPORTS TO: REGIONAL PROPERTY SUPERVISOR
JOB SUMMARY:
This person is responsible for managing a Hunt Enterprises, Inc. property. Duties include property inspections, tenant relations, maintenance supervision, rental collections, paperwork, marketing/leasing (including maintaining rental levels at competitive market rents, review and analysis of competitive rent surveys), vendor relationships, and property operating budgets.
MAJOR DUTIES:
Show vacant apartments to prospective tenants
Assist applicants with completion of paperwork
Perform inventory move-in/move-out inspection walk thru with tenant (new/old) and complete form
Complete and process all paperwork and send to Corporate in a timely manner
Evaluate property condition through regular physical inspections
Work with vendors/maintenance to remedy structural/cosmetic/hazardous defects at Hunt properties
Respond and follow up on tenant complaints and/or maintenance needs in a timely manner
Report emergencies and tenant/employee injuries to Corporate
Receive rent and log in cash journal
Prepare property operating budget
Banking transactions
Manage maintenance and grounds keeping personnel
Must represent Hunt Enterprises in court when tenant files a lawsuit
Prepare competitive rent analysis
Uphold all Federal and State Fair Housing Laws
Attend Company training programs
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
Knowledge of:
Mathematical/bookkeeping skills
Knowledge in the use of office machines
Must have the ability to effectively communicate in English, both orally and in writing
Additional Requirements:
Initiate and implement special projects, as required
Must provide all necessary documents required by the government for employment
Must own a reliable vehicle
ACCEPTABLE EXPERIENCE AND TRAINING:
Prior experience as a property manager preferred. AA Degree preferred. Other combinations of experience and education that meet the minimum requirements may be substituted.
