Apex Reality is looking for a Property Maintenance Tech to work at commercial shopping centers and residential properties (The Territory covering O.C. & San Bernardino County and LA City) . The Maintenance/Tech must have experience working at commercial & residential properties and have strong communication with property management team, tenants, contractors and vendors; he will be responsible for ensuring the safe and efficient operation of commercial & residential properties. The responsibilities may include but are not limited to day porter and common area cleaning, remove abandoned trash items and graffiti removal, general facility repairs, preventative maintenance, electrical, plumbing, painting, HVAC trouble shooting, lighting and signage related repairing, adjustment and replacement, landscaping, power washing, roofing maintenance, parking lot asphalt repairing, onsite fire monitoring and risers inspection, backflow devices inspection.
The schedule for this position is 8 hours daily, and may be adjusted as circumstances dictate. The ability to be on-call in case of emergency is mandatory.
Job Requirements:
MUST be prompt and have outstanding attendance
Honest, mature and have excellent communication skills
Ability to lift 70 lbs.
Reliable automobile, valid WI Driver's License, insurance, and a good driving record
Favorable results on criminal background check and drug and alcohol test/policy
Ability to stand, walk and move rapidly for an 8 hour work shift.
Ability to bend, stoop, twist, turn, climb stairs and ladders. Ability to perform repetitious movements- including arm, wrist and hands
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Mental alertness to ensure safe and accurate completion of work
Ability to write routine reports and correspondence
Demonstrated ability to work effectively in a team environment
Energetic, hard-working, dependable, organized and detail-oriented
On occasion, willingness and availability to work other shifts and overtime
Previous experience a plus
Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs.
Diagnose and perform building maintenance activities, including but not limited to, electrical, plumbing, HVAC, IT cable and device installation, alarm systems (intrusion/fire), roof maintenance and all other building related activities to ensure functionality.
Prioritize, schedule, and ensure the cost effective and timely completion of work requests for the facilities.
Evaluate jobs to be completed, if work exceeds skill level, recommend to manager alternative solutions.
Supervise contractors working on site, ensuring compliance with the organization’s policies and procedures, while maintaining positive working relationships.
Follow and comply with all safety and work rules and regulations.
Liaison for the municipal inspectors, and perform inspection of safety emergency equipment, such as sprinklers, to ensure their operability.
Survey buildings/equipment and perform property inspections.
Maintain adequate inventory of building supplies, ordering/purchasing as needed with approval from supervisor.
Assist new store set-ups and remodeling of all locations as needed.
Complete other special projects as assigned.
