The Maintenance/Facilities Manager position serves as the operational hub of the maintenance and field teams. You will have the autonomy to improve processes, implement new technology, and refine our maintenance culture.

The Maintenance/Facilities Manager position requires experience with residential and commercial properties of at least 5 years. If you do not meet the requirements below you will not be contacted.

Requirements

Minimum 5 years experience managing, directing, developing, and overseeing apartment/HOA Maintenance and/or facilities staff.

Strong Organization and Communication skills. Expertise in developing processes for staff communication, work order tracking, and job invoicing.

Experience managing projects from inception to completion, including apartment make-readies, industrial facility turnovers, ground-up construction, and Accessory Dwelling Units (ADUs)

Experience working with licensed vendors, ensuring multiple bid collection, thorough cost and scope analysis, and project management oversight.

California Contractors License Preferred

Bachelor Degree preferred

This position requires oversite of multiple scattered properties in the West Los Angeles, Van Nuys and South Bay areas. Therefore, this position requires a driver’s license with a clean record, current automobile insurance, and an appropriate vehicle to transport goods as needed.

Maintenance/Facilities Manager

This role requires oversight of field operations, maintenance tasks, and ensuring workflow efficiency. Your leadership will provide team accountability, guidance, problem-solving, and proactive issue resolution. You will serve as the bridge between our office staff and field team, ensuring structured maintenance processes, proper job billing, and effective use of our management software.

Manage daily maintenance requests and dispatch work orders efficiently based on location, urgency, and available personnel.

Assist in diagnosing maintenance issues and coordinating specialists/vendors as needed.

Implement improvements to workflow, including new technology solutions (e.g., after-hours call center, maintenance tracking, on-call vendor scheduling). Structure and manage on-call rotation for after-hours emergencies.

Manage unit turnovers and renovations, determine the scope of work, coordinate materials, and assign tasks.

Conduct unit walkthroughs, identify necessary repairs or upgrades, and ensure smooth tenant transitions to minimize vacancies and optimize the move-out/move-in process.

Monitor specialty improvement projects and develop project tracking system to prioritize and execute repairs efficiently.

Oversee larger-scale projects such as Accessory Dwelling Units (ADUs), ground-up new construction, and industrial facility turnovers. Work with licensed vendors, ensuring multiple bid collection, thorough cost and scope analysis, and management oversight for decision-making.

Coordinate with architects, engineers, and city planning departments to ensure projects meet compliance and timeline goals.

Provide on-site project oversight, managing contractor schedules, inspections, and quality control.

Develop internal strategies to scale and streamline future ground-up and improvement.

Pay range – $89,000 – $90,000

PTO - 80 hours +

40 holiday hours
