Job Summary:

As a Maintenance Technician, you will be responsible for performing a variety of maintenance and repair tasks at our properties within a designated service area. This role is crucial in ensuring our properties are extremely well-maintained and provide a safe and comfortable environment for our residents.

Requirements

Perform routine maintenance tasks such as plumbing repairs, electrical repairs, appliance repairs, HVAC maintenance, and general carpentry work.

Respond promptly to maintenance requests from property managers or residents and complete work orders in a timely manner.

Conduct regular inspections of units and common areas to identify maintenance needs and address any issues proactively.

Maintain accurate records of maintenance activities, including work performed, materials used, miles traveled, and time spent on each task.

Ensure compliance with company policies, procedures, and safety standards while performing maintenance duties.

Communicate effectively with property managers, maintenance supervisor, residents, administrative staff, and vendors to coordinate maintenance activities and provide updates on work progress.

Assist with turnover maintenance tasks such as painting, cleaning, and all documented repairs to prepare units for new residents.

Troubleshoot equipment and systems failures and perform repairs as needed to minimize downtime and ensure operational efficiency.

Use your own vehicle to travel between properties within the designated service area and maintain a clean and organized work vehicle (mileage reimbursement for use of personal vehicle).

Provide excellent customer service to residents by professionally addressing maintenance concerns within 72 hours.

Utilize tablet or phone for taking before and after photos of each job.

Have a general working knowledge of how the office operates for communication with residents.

Qualifications:

High school diploma or equivalent.

Minimum of 6 months of experience in maintenance or a related field, preferably in residential or hospitality property maintenance.

Proficiency in basic maintenance skills such as painting, plumbing, electrical, HVAC, and carpentry.

Ability to work independently with minimal supervision and prioritize tasks effectively.

Strong problem-solving skills and attention to detail.

Excellent communication and interpersonal skills.

Valid driver's license and reliable transportation (own vehicle required).

Willingness to use personal vehicles for work-related travel within the designated service area.

Availability to work occasional evenings, weekends, and on-call shifts as needed.

Ability to lift and carry heavy objects, climb ladders, and work in various weather conditions.

Ability to pass background checks, including a driving record check.
