GENERAL PURPOSE OF THE JOB:
Performs basic maintenance and repair tasks and daily groundskeeper/porter cleaning duties. May assist other skilled workers with HVAC, carpentry, electrical, plumbing, or general building/facility maintenance projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES (MAINTENANCE TECH):
The Maintenance Technician will assist with the responsibility of repairs and/or replacement(s) of the following:
Basic Plumbing – interior and exterior
Appliances – basic troubleshooting and/or replacement of parts and units
Basic Electrical – all outside lighting, timers, circuit breakers, light switches, and wall receptacles
Carpentry – all doors or jamb repair or replacement, replacement of shelves or trim, repair of kitchen or bath cabinets and drawers
Air Conditioner/Heating – basic troubleshooting; potential repair or replacement of units and related parts (not required)
Carpet and Tile – minor knowledge of carpet and tile repair
Exterior – fences, patio enclosures, guttering, railings, windows, pools, pool equipment, and any other exterior maintenance issues
Assist Maintenance Lead in creating and maintaining a preventative maintenance program, records, and scheduling
Maintain key control
Exhibit a professional appearance and service-oriented attitude
Assist Lead Maintenance with scheduling and supervising daily work
Monitor and manage maintenance personnel overtime
Assist in Yardi input and/or work order closure
Provide strong customer service, with a focus on tenant relations
Assist in updating general tenant maintenance guides
Support purchasing, ordering, and inventory control within budget
Help maintain emergency response plans
Act as Lead Maintenance in their absence
Participate in on-call rotation
ESSENTIAL DUTIES AND RESPONSIBILITIES (PORTER/GROUNDSKEEPER):
Daily porter and cleaning duties
Pick up trash from grounds, parking areas, and perimeters each morning and throughout the day
Sweep around dumpsters; power wash quarterly
Sweep clubhouse entries, sidewalks, and parking areas; power wash quarterly
Clean leasing offices
Maintain pool area: empty trash, clean/sanitize furniture, sweep deck, power wash quarterly, scrub pool sides
Empty laundry room trash; clean light panels
Trash out vacant units
Replace breezeway light bulbs
Weed control
Assist maintenance technicians as needed
Paint curbs, stripe parking lot, paint speed bumps as needed
Keep all common areas clean and free of clutter/debris
Straighten signs and sweep apartment entries; power wash quarterly
Maintain and organize maintenance rooms
Distribute notices and newsletters to residents
Maintain a professional appearance
Maintain property tools, golf cart, and equipment
Complete other projects as assigned by Lead Maintenance, Property Manager, or Regional Supervisor
REQUIREMENTS:
HVAC Certification (if applicable)
High school diploma or GED equivalent
Valid driver's license
Basic computer skills (Microsoft Office)
