Job description
LOCATION:
This position is based in the City of Commerce but will need to go to Long Beach (2 locations) 2-3 times per week.
OVERVIEW:
The purpose of the building maintenance employee is to maintain the site during the scheduled hours on duty as well as after hours for emergency situations. Perform daily and preventative maintenance tasks along with some cleaning tasks in a building’s common areas and tenant suites as necessary.
DUTIES AND RESPONSIBILITIES:
Site Maintenance (interior/exterior):
Occasionally responsible for maintenance of vacuum cleaners and industrial equipment used by custodial staff.
Reviews with day porter any issues discovered during daily/weekly inspections of site and vacant suites.
Sweeping/Power washing as required (outside/inside).
Review irrigation lines and perform minor repairs/report any major issues.
Clean out of any blocked drains (for rainwater).
Trash pick-up/review trash enclosures for cleanliness.
Keep supply storage areas clean and organized.
Ensure all mechanical rooms are in good order – limited rust, painted and cleaned.
Inspect all outside lighting for cleanliness (dirt/cobwebs) and replace burnt out bulbs.
Inspect fire extinguishers and/or fire risers as needed.
Run emergency generator as required (if applicable).
Carpentry, Painting and Miscellaneous:
Replace ceiling tiles, carpet tiles, repairing doors, including locks, hinges, closers, and cabinet/furniture hardware.
Performs welding, soldering, carpentry, furniture assembly and locksmith tasks as needed.
Applies finishes to wood products as required.
Prepare surfaces for the application of paint by masking, patching, sanding, and priming.
Operates and maintains spray equipment in the application of texture and paint materials.
Repairs exterior masonry issues such as patch and paint stucco surfaces, concrete patch and repair.
Performs basic window/skylight repair (i.e. silicone windows).
Roofing Maintenance:
Walk roofs and roof drains quarterly for cleanliness and preventative maintenance.
Report any issues with roof membrane (punctures/penetrations, shrinkage of membrane from curb, blistering, ridging or surface erosion), HVAC units (leaking, tenant installed, etc), flashing that is slipping/deteriorating, ponding water and pitch pockets that are not filled.
Plumbing:
Repairs and replaces plumbing fixtures (i.e. faucets, garbage disposals, sinks & toilets).
Performs preventive maintenance tasks to include the removal of minor blockages in drain lines with electric and hand snakes.
Install clean out junctions, valves on toilets, repair minor leaks by replacing copper pipe.
Electrical:
Responsible for basic electrical repair to include light fixtures (bulbs/ballasts), fans, outlets, switches and photoelectric sensors and timers.
Replace electric EXIT signs.
Inspect/troubleshoots electric heating systems.
HVAC:
HVAC skills, including performing preventive maintenance, trouble shooting, replacing various components (bearings, shafts, seals, rings and electrical wiring and installs central system parts, gauges, valves, pumps, fans, compressors, repairing refrigerant leaks, motors and pipes).
Responsible for editing and adjusting room set point temperatures to optimize energy usage through the building automation system (if applicable).
Responds to service requests to adjust air flow, temperature and humidity balances for individual rooms, building areas or buildings.
Provide water treatment if required.
Basic knowledge of cooling tower operating systems.
Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum (if applicable).
EDUCATION & EXPERIENCE
High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
POSITION QUALIFICATIONS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.
Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Responds quickly to emergency situations (24/7), summoning additional assistance as needed.
Oversees and inspects the work performed by outside contractors. Contracted work may include landscaping, remodeling, HVAC, plumbers, and cleaning.
Completes maintenance and repair records as required.
Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
Advises supervisor of requests needing the services of Property Management.
Assists in ensuring the safety of occupants and building users, oversees emergency equipment, supplies and records.
Working under limited supervision, monitors building system operations and performance.
Report and communicate daily all work activity via email or work order system.
OTHER SKILLS & ABILITIES
Capability to perform duties as a stationary facility engineer in a large facility and/or mobile facility engineer responsible for several facilities located in a designated geographic area.
Complies with all company policies and procedures and adheres to company standards of business ethics and conduct.
Must be a team player committed to working in a quality environment.
Possess competent knowledge of the use and care of tools and equipment used in facility maintenance.
Must be flexible on schedule.
Performs other duties as assigned.
Use office computer and / or PDA for work order system, email, ESS and training.
Basic skills with Microsoft Office Outlook.
Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Pay: $21.00 - $23.00 per hour
