Job Title: Maintenance Person
Job Overview:
Maintenance person, makes a thorough inspection of entire property, noting any maintenance or mechanical problems requiring repair, including such items as the following: asphalt paving, concrete, sidewalks, resident driveways, parking bumpers and walls, landscaping, irrigation, trash enclosures and bins, building structure and walls, windows, electrical panels, building security alarm system (if applicable), interior and exterior lighting, signage, excess trash in common areas, painting, and similar issues.
Duties:
A minimum of two years ideally in Manufactured Housing Community Maintenance, Multifamily Maintenance, and or in Facilities Maintenance role for similar size property.
Outstanding communication skills, both written and verbal.
Ability to multi-task and prioritize projects in a fast-paced, demanding environment.
Landscaping, Irrigation, Electrical, Plumbing, & Heating experience is highly desirable.
Reads electric meters.
Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, etc. Also has the ability to participate in an on-call emergency rotation, responding in an appropriate and timely manner.
Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
Performs work area clean-up and safety related duties.
Assists in keeping grounds neat and free of litter. Assists with events set-up
Assists in cleaning RV pads, also rakes, sweeps, shovels as circumstances warrant.
Performs any additional duties assigned by manager or regional property supervisor.
Must have a valid and current state issued driver’s license.
Skills:
- Proficiency in facilities maintenance practices
- Strong customer service skills
- Experience in painting structures
- Ability to maintain and repair various equipment
- Mechanical knowledge for troubleshooting and fabrication
- Familiarity with schematics and electrical, septic with above ground lift systems
