Maintenance Technician, Salary Range: $25.00 - $35.00 Per Hour. Monday-Friday, 8:00am-4:30pm (.5 Hour Lunch). Some overtime, nights and weekends are required. Appointments are typically made at the beginning of the salary range. Salary is commensurate with qualifications and experience. This is a full-time job, with a percentage matched retirement, seasonal bonuses, 7 paid holidays and paid vacation after 1 year of employment.
Position Summary:
Under general supervision of the Maintenance Supervisor the Maintenance Technician are responsible for completing maintenance type repair work orders, Unit Turn/Flip when a tenant moves out, and other required tasks as assigned. May work independently or part of a team.
Responsibilities and Duties:
● Complete maintenance work orders correctly and in a timely manner based on work order type priority. Which includes, but is not limited to scheduling access with tenants, ordering parts as needed, making recommendations for repair and documenting labor and materials used for work orders.
● Preparing apartments (unit turns/flips) for new residents.
● Participates in a rotating on-call emergency schedule for evening, weekend, and holiday coverage of all properties.
● Maintains material and supply inventories as needed.
● Oversee work performed by outside contractors as necessary.
● Effectively communicates verbally, text or email the job status or progress to your supervisor, office staff or other maintenance team members.
Knowledge, Skills, and Abilities Associated with this Position:
● Basic knowledge of plumbing, electrical, drywall repair, painting, carpentry, and minor appliance repair.
● Knowledge and ability to safely operate and maintain appropriate hand and powered equipment and tools, supplies and materials to perform assigned duties.
● Ability to observe safety requirements and safe work practices and methods.
● Ability to work independently or as part of a maintenance team.
● Ability to follow established policy and procedure.
● Ability to communicate effectively and work harmoniously with a wide variety of individuals from diverse backgrounds.
Minimum Qualifications:
● Ability to read and write at a level appropriate to the duties of the position and follow verbal and written instructions to ensure safety.
● Ability to perform work involving regular physical activity including moving up to 50 pounds; and establish and maintain cooperative work relationships.
● Possession of a valid driver’s license is required.
● 3-5 years’ experience in building trades environment.
Preferred Qualifications:
● Experience performing maintenance working in a property management setting.
