Job DescriptionResponsible for maintaining the safe and efficient operation of equipment including boilers, chillers, centrifugal air compressors, cooling towers, pumps, steam, chilled water and HVAC systems.Adjusts controls to insure safe and efficient operation of the systems to meet hospital demands.Logs various aspects of system's operation.Records data (temperature, hours of operation, fuel consumption, water levels etc.)Records and reports actions taken and feeds chemicals and caustics into systems and devices.Observes the results of water tests.May direct and coordinate activities of other workers in performing tasks directly related to operating and maintaining the system or systems.Responds to calls for emergency repairs.Conducts routine inspections of mechanical equipment (hot water boilers, high pressure steam boilers, centrifugal chillers, pumps, controls, cooling towers and VFD's etc.)Performs minor repairs or replaces broken or worn parts on mechanical equipment.Maintain logs of all work performed.Maintain clean, safe and orderly work area.Studies manuals and journal to increase technical competency.Have mechanical, electrical, controls expertise to identify and repair equipment problems.Follow safety/LOTO procedures.Conduct routine audits of operating equipment.Maintain an open and professional line of communication with associates.Conduct routine maintenance activities.Inspect and monitor the condition of equipment.Identify and follow-up on improvement opportunities.Complete scheduled preventive maintenance and/or planned work orders.Provide assistance during routine shut-downs.Performs preventive and corrective maintenance on the mechanical production and distribution systems.Maintains inspection/testing records.Evaluates the condition of MEP systems and recommends repair or replacement actions.Assist outside contractors performing scheduled maintenance or repairs.Responds to emergency events, assesses the situation and taking appropriate action to stabilize situation.Traces out proposed utility service shutdowns, identify affected areas and initiating shutdowns and reactivation.Monitors outside contractor repairs and records observed deficiencies on punch list.Participates in new system start-up, training and commissioning.Performs other duties as assigned.Skills and Requirements Must have boiler & HVAC experience 5 years of experience in the maintenance, operation, and repair of centralized boiler and chiller equipment and related auxiliary systems 3 years of experience working in a large complex Central Plant capable of producing over 500 boiler horsepower high pressure steam heating capacity and 400 tons centrifugal chiller produced cooling capacity that support specialized facilities such as a hospital. Skilled in in monitoring, operating, and maintaining, high pressure steam boilers, chillers, pumps, cooling towers, deaerators, surge tanks, feed water systems, steam and chilled water distribution, chemical treatment systems, and have a working knowledge of central plant DDC control system operation. EPA Universal and LP Gas certifications Any personnel performing major repairs to the natural gas supply lines shall have a State of California License, or equivalent, and shall have past experience in performing work on natural gas supply lines. nullWe are a company committed to creating diverse and inclusive environments where people can bring their full, authentic selves to work every day.
