Part-Time Maintenance Technician

PEP Housing is seeking a part-time Maintenance Technician for our Orange Tree property located in Oroville, CA. The Maintenance Technician will be responsible for the day-to-day maintenance operations keeping the Orange Tree property operating and appearing at its best. This is a 32 hours per week position, with the schedule Monday – Thursday or Tuesday – Friday.

Principle Duties and Responsibilities:

Daily, weekly, and monthly tasks associated with maintenance duties such as apartment rehabs, power washing, cleaning various areas of the property, and repair of the overall properties and individual resident units.

Complete apartment turnovers within established time frame and to organizational standards.

Occasional dump-runs and apartment cleaning during turnovers as necessary.

Regularly handle repairs or replacements for fences, boards, posts, windows, doors, gutters, appliances (refrigerators, stoves, etc.), water heaters, toilets, faucets, garbage disposals, shower heads, shower valves, light fixtures, ceiling fans, light switches, breakers, light sensors, etc.

Ability to diagnose and expediate immediate attention to leaks.

Assist with monthly and or annual maintenance and inspection of fire extinguishers, smoke/heat detectors, sprinklers, backflow test, elevator, REAC, and Merritt inspections.

Perform annual maintenance for solar panels, furnace, gutters, roofs, and company vehicles.

Develop reliable knowledge of all utility routing and cut-offs of water, sewer, gas, electrical, at all properties.

Build and repair fences, garden boxes, replace exterior trim, replace dry and wet rot, sheet etc.

Must adhere to company dress code and be always presentable; neat and clean; close-toed shoes required; beard and/or mustache trimmed; must wear PEP Housing uniform (logo shirt) on shift.

Strictly comply with all safety rules, policies, and procedures required by CalOSHA, federal and state.

Education, Skills, and Abilities

High school diploma required.

Ability to follow oral and written directions.

Proficient in the proper use of power and hand tools.

Must be flexible, creative, pro-active, and able to evaluate and respond to property emergencies.

Compassion and understanding for the elderly and disabled.

Strong experience in maintenance and repairs, plumbing leaks, (replacement of faucets, toilets, etc.), and electrical (troubleshooting, replacement of outlets, lighting, etc.).

Must have ability to multi-task.

Mandatory on-call rotation with two weeks on and two weeks off.

Must have a and maintain a valid driver’s license and driving record free of chargeable accidents, speeding, or other safety violations.

This is a part-time (32 hours per week) non-exempt position, with pay range between $20-$22 DOE.
