Job Overview

We are currently in search of a dedicated and experienced Property Manager to oversee the daily operations of our property. The ideal candidate will be responsible for ensuring that properties are well-maintained, tenants are satisfied, and that all leasing processes run smoothly. This role requires a strong understanding of property management principles, excellent customer service skills, and the ability to handle conflicts effectively. We are looking for compassionate problem solvers who can address tenant issues and support staff members effectively.

They are fully involved and accountable for the operations of their property, wearing many hats to guide their team and community to success in areas such as financial performance, security, professional growth of their team, and overall appearance of the community. Duties

Responsibilities include overseeing all aspects of property operations, such as leasing, maintenance, and tenant relations. Regular property inspections are conducted to ensure compliance with safety standards and maintenance requirements. Handling tenant inquiries and resolving conflicts in a professional manner is essential.

Coordinating with vendors and contractors as needed, overseeing property maintenance tasks is crucial. Accurate records of tenant information, lease agreements, and property maintenance logs are maintained through effective data entry practices. Compliance with Fair Housing regulations and other applicable laws is ensured.

Utilizing up-selling techniques to promote available units and attract potential tenants is a key aspect of their role. Assisting in budget preparation and financial reporting related to property management activities is also part of the job.

Providing exceptional customer service to enhance tenant satisfaction and retention is a priority. Demonstrating the highest standards of personal and professional integrity, adhering to company policies and procedures, and complying with laws and regulations are expected.

Understanding financial goals and operating assets in the owners' best interests in accordance with the Policies and Procedures Manual is essential. Maintaining accurate records of all community transactions, ensuring timely collection, posting, and depositing of rents, late fees, and check charges is part of the responsibilities.

Maintaining community appearance, ensuring repairs are noted and completed, and regularly walking models and market-ready apartments are important tasks. Updating make-ready boards to indicate vacant status and verifying accuracy daily is necessary.

Hiring, training, motivating, supervising, and terminating on-site staff to achieve operational goals of the assigned property is required. This includes new employee training, annual performance reviews, review and approval of timesheets, and providing instruction and guidance.

Skills

Minimum 2 Years’ experience in property management.

Proficiency in office administration with strong organizational abilities.

Strong conflict management skills to effectively address tenant issues.

Knowledge of property maintenance processes and best practices.

Familiarity with property leasing procedures and documentation requirements.

Excellent customer service skills to foster positive relationships with tenants.

Competence in data entry for maintaining accurate records and files.

Ability to implement upselling strategies for maximizing occupancy rates.

Understanding of Fair Housing regulations to ensure compliance in all dealings.
