This job involves performing routine and preventative maintenance, repairs and updates within the portfolio of apartment complexes, including addressing tenant requests, fixing plumbing, electrical, and HVAC issues, and ensuring shared areas are well maintained.

Duties & Responsibilities:

Respond to tenant requests: Addressing maintenance and repair requests from tenants promptly and efficiently and professionally.

Perform Routine Maintenance: Conducting regular inspections of the property and performing upkeep duties to maintain safety, comfort and aesthetics.

Making Vacant Units Ready: Preparing vacant units promptly for new residents by ensuring they are clean, repaired and in good working order.

Plumbing and Electrical Repairs: Fixing minor plumbing issues (clogged drains, leaky faucets), and making minor electrical repairs (replacing light fixtures, troubleshooting wiring).

HVAC Maintenance: Maintain and repair heating, ventilation and air conditioning (HVAC) systems

Appliance Repair: Repairing or replacing appliances (refrigerators, stoves, dishwashers).

Painting and Carpentry: Perform painting and carpentry tasks (repair walls, ceilings, floors doors).

Maintaining Common Areas: Ensuring hallways and grounds are clean, safe and well maintained. Including landscaping and pool services.

Inventory Management: Ordering parts and supplies as needed to maintain inventory.

Safety and Security: Ensure the fire extinguishers, hydrants, alarms, and emergency exits are in good working condition.

Documentation: Maintaining records of repairs and maintenance performed.

Communication: Communicating effectively with tenants, property management staff and other contractors.

On-Call Availability: Be available 24-hour on-call to provide service in case of emergencies.

Additional duties & responsibilities that can be performed safely may be required as deemed necessary by the Company.

Qualifications & Skills:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodation may be provided to enable individuals with disabilities to perform essential functions.

Valid driver’s license.

5+ years of maintenance technician experience preferred, preferably with varied property types.

Possess own job-related tools.

Ability to operate autonomously & self-driven.

Superior customer service.

A result oriented, optimistic approach to work.
