NIKSI Construction is looking for a self-motivated bi-lingual team player Construction Coordinator with a strong work ethic and excellent verbal/written skills.

The coordinator’s role is the most important line of connectivity between our construction teams. This person should possess the ability to not only gather a needs

assessment information but organize it and distribute it in a timely fashion, ensuring all team members are clearly communicated with and are supplied with the materials needed to perform their job in a timely and efficient manner. He will build relationships with vendors and subcontractors.

The coordinator will work with internal/external partners on sourcing new vendors, negotiating option costs, reading and understanding floorplans, identifying and solving practical problems. Ensures all information is input into the system, prices are kept updated in the system, monitor subcontractors and vendors quality, scheduling performance, completion, and tracks cost and billing for accuracy.

Responsibilities:

· Support the Construction Team as needed to ensure all activities within each project are completed on time and deadlines are met.

· Responsible for entering project information data and project documentation into project management software (BuliderTrend).

· Provide project documentation control, creating an accurate and organized filing system

· Monitor workload capacity, and ability to meet established work schedules.

· Review and distribute materials with accurate scopes of work.

· Request and track all required Construction Project Documentation – including executed contracts, change orders, purchase orders, and close out documents

· Maintain accurate status tracking log for all request/required project material

· Manage jobsite set-up which includes ordering site trailer, portable toilets, site signage, security fencing, temp power, water truck and/or generator, temp water, jobsite security and dust control.

· Review of monthly invoices for billing including printing reports to match invoices to contract value.

· Completing project closeout packages.

· Qualify all proposals to ensure bids are accurate and follow the scope of work, design package, and architectural plans.

· Communicate product and pricing changes to Construction, Sales, Customer Care, Design Studio, and other team members as appropriate.

· Order samples for teams, design center, and other subcontractors as needed (i.e. cabinet stain samples for paint subcontractor (for beams, stairs, etc.).

· Assist in reviewing vendor and contractor invoices for accuracy and completeness of support.

Qualifications:

· At least 2 years of experience in the construction industry/1 year of homebuilder purchasing experience is preferred.

· Ability to work independently in a fast-paced environment and with minimum supervision

· Strong organizational skills with the ability to prioritize multiple tasks with quality results.

· Detail-oriented with the ability to multi-task while meeting various deadlines.

· Ability to multi-task, set priorities, and manage time effectively.

Pay: $50,000.00 - $90,000.00 per year
