Job Title: Assistant or Junior Project ManagerJob DescriptionWe are seeking an Assistant or Junior Project Manager to support a significant data center project. This role offers a unique opportunity for growth, potentially progressing to a Sr. Project Manager or director-level position. The project is contracted for at least three years with a starting value of $100 million, expected to grow to $200 million.Responsibilities
Understand contract requirements and determine when a change order is necessary.
Identify notice requirements for constructive changes, delays, or project acceleration.
Determine job pricing (fixed price, T & M, GMP, etc.).
Understand closeout requirements and contract terms.
Conduct pre-job meetings and prepare related documentation.
Develop labor resources schedules and evaluate needs using cost reports and project schedules.
Track labor by phases and report accurately.
Set up and review job cost tracking reports.
Assist in obtaining and reviewing submittals and O&M documents.
Initiate, direct, and review large purchase orders and subcontracts.
Promote production, quality, and safety through pre-planning and tool utilization.
Draft and review correspondence for project activities.
Work with PA and Estimator to create positive cash flow payment schedules.
Ensure timely and accurate billing and payment collections.
Approve and communicate shift changes and timecards to payroll personnel.
Complete cost to complete forms monthly and provide feedback.
Analyze cost to complete reports and update production forecasts.
Coordinate and review change order proposals and ensure timely submission.
Negotiate early release of retention and ensure retention is paid.
Participate in estimators meetings and provide necessary information for labor resources.
Essential Skills
3-5 years’ experience in an assistant or junior project management position in the construction industry.
Working knowledge of electrical construction through a five-year electrical apprentice program.
Experience working on at least 1-2 data centers.
Proficiency in MS Office and Bluebeam.
Strong management and human relations skills with the ability to maintain confidentiality.
Demonstrated financial analytical skills.
Excellent oral and written communication skills.
Additional Skills & Qualifications
Bachelor's degree in Construction Management, Electrical Engineering, or a related discipline, or a combination of field experience and education.
Work EnvironmentThis position is onsite at a data center, Monday through Friday. Start and end times are to be determined. The individual will report to a Senior Project Manager. The main office is located in Mesa, AZ. A company vehicle or allowance and a company phone or allowance will be provided. The position is salaried.
