Construction Project Manager

1. The Project Manager is the one that is ultimately responsible for the quality, schedule, and budget of the project.

2. Supervise Subcontractors that are on site on a daily basis for schedule, quality, and safety.

3. Perform daily quality control and Safety inspection.

4. Assist subcontractors with layout, check layout prior to specific construction activity.

5. Material check in/receiving, proper storage and handling of materials.

6. Submittal preparation, review, submittal to consultants, logging, tracking, and files. Review and process submittals for coordination with the drawings and assure they are being followed in the field.

7. Material procurement, log, and tracking for Lowney Contracting Company, Inc. and subcontractor materials.

8. Write Request for Information, log, tracking, posting to plans, and distribution.

9. Review each specification section prior to the activity beginning on site.

10. Hold a Pre-Construction meeting with each subcontractor before they begin construction on site to review Specifications, Submittals, Quality, Safety, and Job Site Behavior.

11. Detailing and drawing.

12. Create the Master Schedules for the owner and subcontractors. Prepare and hold weekly schedule meetings based on the master schedule, plan work four to six weeks ahead.

13. Review and know detailed Request for Proposals/Scope of Work for subcontractors and vendors.

14. Quantity survey as required.

15. Assist Accounting with cost control and reporting.

16. Determine construction methods to be used.

17. Assist with special assignments as required.

18. Maintain relationships with clients, architects, consultants, subcontractors, vendors, and employees.

19. Maintain Labor relations as it pertains to organized labor.

20. Warranty work.

21. Cost Code and approve all time cards, invoices, purchase orders, contracts, etc.

22. Maintenance of the project set of drawings with all changes, RFI answers, and as built information. This information is to be kept current within one week of an answered RFI, submittal, change, etc.

23. Project close out documentation including monitoring of punch list corrections, collecting warranty information, product literature, and samples.

24. Hold/attend, weekly safety meetings for Lowney Contracting Company, Inc workers.

25. Hold/attend Owner Architect Contractor meetings weekly.

26. Interview and assist with hiring Lowney Contracting Company, Inc. Workers.

27. Supervise Lowney Contracting Company, Inc. Hourly workers.

28. Assist with locating and specifying materials and equipment to be used by Lowney Contracting Company, Inc. Workers.

29. Fill out Daily Jobsite Report daily and submit to Kevin Lowney each morning.

30. Keep site in compliance with Lowney Contracting Company, Inc. Safety procedures, cleanliness, and protocol.

31. Call for inspections, or confirm that subcontractor has called for inspection, and follow up that inspection was performed and approved.

32. Monitor Lowney Contracting Company, Inc. Crew for when to add or reduce man power or overtime. Arrange for pay increases or layoffs as required to successfully complete the project.

33. Research, purchase, or rent tools as required.

34. Be familiar with the subcontractor contract for subcontractor responsibilities and dispute remedies.

35. Hold or attend preconstruction meetings with subcontractors for jobsite behavior and contract document compliance.

36. Preparation of detailed Request For Proposals to subcontractors and vendors.

37. Receipt and distribution of Owner, Architect and Engineer issued Request For Proposals, Architect Supplemental Instructions, etc.

38. Preparation, submittal and tracking of Change Proposals to owners and/or consultants.

39. Change Orders review, preparation, estimating, and documentation.

40. Quantity survey, including checking subcontractor and vendor quantities on change proposals.

41. Obtain competitive pricing from vendors and contractors.

42. Write Purchase Orders complete with quantity, description, price, shipping information, terms, also receipt of tickets, and material check in.

43. Maintain concrete and other material delivery logs.

44. Preparation of the monthly invoice to the owner or architect.

45. Review subcontractor payment applications.

46. Preparation, enforcement, and maintenance of as built drawings for subcontract and Lowney Contracting Company, Inc.

47. Maintenance and distribution of key issue Action Log.

48. Perform quality control checklist through out each phase of construction, write punch list, distribute, and monitor punch list corrections.

49. Attend subcontractor schedule meetings, safety meetings for Lowney Contracting Company, Inc workers, OAC meetings, keep minutes at all meetings and distribute to attendees.

50. Maintain project files in organized, chronological order per company system.

51. Supervise and be responsible for any staff that has been delegated any of the above responsibilities.
