General Function

Under the direct supervision of the Maintenance Supervisor, the Grounds Lead is responsible for coordinating and expediting all landscaping and groundskeeping activities across CIHA-owned properties. The Grounds Lead oversees, works alongside, and directs grounds staff in the completion of all CIHA grounds maintenance activities. Assignments may be received through oral or written instructions and may include designs or plans. This position takes a proactive approach to planning and coordinating the work of the grounds crew, overseeing various grounds care tasks, including lawn, shrub, and tree maintenance, trash removal, and weed control. Additionally, this position may be tasked to oversee snow and ice management through coordination of removal contracts and, when necessary, performing hands-on snow removal duties.

Major Activities (Typical Duties/Responsibilities)

· Assist the Maintenance Supervisor in planning and coordinating landscaping projects, including planting, spraying, fertilizing, mulching, watering, transplanting, lawn care, and site cleanliness. Select and assign staff to ensure projects are completed with exceptional curb appeal.

· Perform general labor tasks such as debris collection, trash hauling, material loading/unloading, snow removal, and

grounds maintenance.

· Assists with janitorial or other grounds maintenance duties as directed.

· Monitor and oversee groundskeeping staff, keeping the Maintenance Supervisor informed of crew productivity,

performance, and workflow.

· Ensures adherence to established deadlines and preventive maintenance schedules to ensure grounds and all equipment

are maintained and in safe working condition.

· Performs grounds maintenance tasks, e.g., edging, mowing, trimming, waste and litter removal, fertilizing, placing sod,

raking, planting.

· Identify training needs for the ground crew, ensuring they receive proper instruction, including chemical application, usage procedures, and records maintenance in adherence to CIHA policy and OSHA requirements.

· Coordinate all grounds-related projects with the Maintenance Supervisor and Community Directors to ensure the work

is performed safely, on schedule, and in accordance with expectations.

· Respond to emergencies, such as fallen debris, spills, or hazardous conditions, to prevent injuries or further damage.

· Foster effective communication to ensure smooth operations and task completion.

· Works with the Maintenance Supervisor to establish a formal written plan for grounds-keeping maintenance, identifying

priorities and unique challenges for all seasons.

· Reports periodically in verbal or written form to the Maintenance Supervisor, providing updates regarding work

completed, plans for the immediate future, irregularities, and matters of concern.

· Assists the Maintenance Supervisor in preparing quantity and cost estimates on proposed landscape improvement

projects.

· Assures job site cleanliness and organization.

· Participate in safety meetings and training programs, applying safety guidelines, and sharing job knowledge with the

crew.

· Performs other duties as assigned.

Skills/Abilities

· Proven ability to lead a crew of workers in ground maintenance activities.

· Familiarity and personal computers, experience in SharePoint, MS Word, Excel and Microsoft Outlook.

· Strong ability to establish and maintain positive working relationships with employees, management, and external professionals.

· Excellent organizational skills, with the ability to plan, prioritize, and delegate work to groundskeeping staff.

· Capable of managing multiple tasks with minimal supervision, ensuring deadlines are met.

· Effective communication skills, both written and verbal form.

· Strong public relation skills, maintaining professional interactions with both staff, tenants, and the public.

· Knowledge of soil conditions for the propagation of lawns, shrubs, trees, and flowers.

· Ability to operate and maintain all required power and hand tools in a safe workmanlike manner.

· Physical strength and ability to perform a variety of routine tasks in the care and maintenance of building, grounds, and equipment under adverse weather conditions; ability to lift materials weighing from 70 to 100 pounds.

Education and Experience

· Demonstrated lead or supervisory experience of grounds staff on residential multi-family and/or commercial properties.

· At least 2 years’ knowledge and experience in operation of lawn equipment required.
