SUMMARY: Provides assistance and support in the repair, maintenance, and installation of mechanical equipment, machines, tools, and equipment, and in maintenance of buildings, grounds, and utility systems of commercial real estate establishment by performing the following duties personally or through subordinate personnel.

DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operations.

Performs maintenance activities on utility systems to provide continuous supply of heat, electric power, gas, or air required for operations.

Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff.

Inspects operating machines and equipment for conformance with operational standards.

Identifies low levels in department inventory; maintains inventory including proper storage and knowledge of use.

Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc.

Assists with the identification of safety procedures, equipment and protective clothing requirements.

Responds to work orders as directed by management.

Assists in the application of key control policies and procedures.

QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:

High School Degree or GED; or one to five years' related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read, analyze, and interpret general technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers, and clients.

CERTIFICATES, LICENSES, REGISTRATIONS:

Refrigerant certification. Licenses required by state or local municipalities may be required.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand; walk; use hands and fingers, handle, or feel objects, tools, or controls; talk and hear. The employee frequently is required to sit and reach with hands and arms. The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. Climbing is applicable to ladders, roof areas, stairwells, etc. The employee is routinely required to work on air conditioning equipment and electrical related equipment and panels.

The employee must regularly lift and/or move up to 50 pounds. Vision abilities required by this job includes close vision, distance vision, color vision, depth perception, and the ability to adjust focus. Employee may be required to operate an automobile for after hour on-call duty and obtaining parts, errands in repair aspects of building. Must be able to move freely throughout the property, including moving up and down stairs.

While performing the duties of this job, the employee regularly works near moving mechanical parts. The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.

The noise level in the work environment is usually moderate to loud.

Must be able to pass a drug screening and background check.
