SUMMARY

The primary role of the HL Residential Loan Representative is to provide support and assistance to Mortgage Loan Officers with the collection of the required financial documentation to complete quality mortgage loan transactions. Order appropriate loan documentation and submit the compiled loan file to the HL Residential Loan Processor for validation and completion. Daily activities will vary based on volumes and deadlines which require flexibility, the ability to prioritize workload and manage multiple tasks simultaneously. Provide exceptional client service while meeting established Service Level Agreements and upholding First Interstate Bank values.

ESSENTIAL DUTIES & RESPONSIBILITIES include the following; other duties may be assigned.

  • Review the loan application received from the Mortgage Loan Officer for completeness and compliance with HMDA and TRID requirements. Work with the MLO and borrower to fill in any gaps.

  • Review the preliminary disclosures for accuracy prior to delivery to the borrower (if desired by MLO).

  • Review signed disclosures upon receipt and document Intent to Proceed.

  • Scan to the electronic file all disclosures and documentation as it is received.

  • Contact borrower (as desired by the MLO) to collect required information such as tax returns, bank statements and other required documentation. Follow up as necessary.

  • Input / update data in various software / systems for credit and automated underwriting and gathering all electronic information for the loan file.

  • Order appropriate documentation necessary for the loan decision, including 3rd party employment verification, asset verification, preliminary title reports, appraisals, flood hazard determinations and hazard insurance.

  • Assemble and maintain loan files and perform pipeline maintenance to keep applications moving.

  • Submit appropriately compiled loan file to HL Residential Loan Processor for validation and review.

  • Maintain records of loans in process.

  • Follow up on Underwriter conditions by contacting the borrower or obtaining further documentation.

  • Provide exceptional turn-time on a high volume of mortgage loan transactions.

  • Face-to-face client service, including greet clients entering the department, schedule appointments for MLOs, answer questions and provide information pertaining directly to loans.

  • Answer telephones and direct incoming calls to the appropriate person.

  • Maintain contact with outside parties (title companies, insurance agents, real estate offices) in order to obtain required information/documentation.

  • Additional loan application duties as coverage needs arise.

EDUCATION and/or EXPERIENCE

High school diploma or General Education Degree (GED) required.

OTHER SKILLS & REQUIREMENTS

This position requires compliance with the S.A.F.E. Mortgage Licensing Act of 2008 and all related regulations. Employment is contingent upon meeting all such requirements, including acceptable background investigation results.

As a condition of employment, any successful job applicant will be required to pass a pre-employment screening against the Limited Denial of Participation (LDP), GSA Excluded Party List System (EPLS) and Freddie Mac Exclusionary List. Valid driver’s license is required.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee frequently is required to stand, walk, use hands to finger, handle or feel, reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, peripheral vision, and ability to adjust focus.
